Abstract

Kebutuhan lahan merupakan kebutuhan primer bagi manusia. Salah satu contohnya digunakan untuk tempat tinggal. Ketersediaan lahan yang semakin terbatas menjadikan nilai tanah semakin tinggi. Terlebih lagi jika lahan tersebut berada pada pusat kota yang dikelilingi dengan berbagai kemudahan aksesibilitas dan fasilitas. Penelitian ini menganalisis keterkaitan antara nilai tanah dengan fasilitas yang berada pada CBD seperti alun-alun, GOR, dan Universitas. Analisis yang digunakan menggunakan teknik statistika dengan metode Ordinary Least Square (OLS) dan Geographycally Weighted Regression (GWR) untuk mengidentifikasi faktor-faktor yang berpengaruh terhadap nilai tanah. Hasil dari analisis ini adalah secara simultan ketiga variabel tersebut berpengaruh secara signifikan terhadap nilai tanah. Akan tetapi, jika diuji secara parsial ketiga variabel tersebut hanya alun-alun yang berpengaruh signifikan terhadap nilai tanah. Keterbatasan penelitian ini adalah wilayah administrasi yang digunakan terbatas pada Kota Magelang. Objek penelitian terbatas pada nilai tanah. variabel yang digunakan terbatas pada alun-alun, GOR, dan Universitas. Model yang digunakan terbatas pada OLS dan GWR. Sehingga, segala perbedaan atas penerapan hasil penelitian yang berada di luar batasan tidak menggambarkan persepsi nilai tanah pada penelitian ini./ The need for land is a primary need for humans. One example is used for housing. The increasingly limited availability of land makes the land value higher. Moreover, if the land is located in the city center which is surrounded by various ease of accessibility and facilities. This study analyzes the relationship between land values and facilities located in the CBD such as alun-alun, GOR, and universities. The analysis used statistical techniques with the Ordinary Least Square (OLS) and Geographically Weighted Regression (GWR) methods to identify the factors that influence the land value. The result of this analysis is that the three variables simultaneously have a significant effect on land value. However, if the three variables are partially tested, only the square has a significant effect on the land value. The limitation of this research is that the administrative area used is limited to Magelang City. The object of research is limited to land values. the variables used are limited to alun-alun, GOR, and University. The model used is limited to OLS and GWR. Thus, any differences in the application of research results that are outside the limits do not reflect the perception of land value in this study.
