Abstract
Kota Semarang mengalami suatu perkembangan yang sangat pesat. Perkembangan pada sektor ekonomi Kota Semarang didukung dengan letak kota di kawasan pantai utara atau perlintasan pantura yang menghubungkan Kota Semarang dengan beberapa kota besar di Pulau Jawa. Akibatnya, nilai tanah pada suatu lokasi yang memiliki kemudahan menjangkau Pusat Kegiatan Kota/Central Business District (CBD) akan mengalami kenaikan nilai tanah. Penelitian ini bertujuan untuk menguji pengaruh jarak Duta Pertiwi Mall dan universitas terhadap nilai tanah di Kota Semarang. Penelitian ini merupakan penelitian kuantitatif yang dianalisis dengan menggunakan Statistik Regresi Linear Berganda dan Geographically Weighted Regression. Data primer digunakan dalam penelitian ini dengan populasi bidang-bidang tanah kosong yang terdapat di Kota Semarang. Penelitian ini dilakukan dari tahun 2021 sampai dengan tahun 2022. Hasil penelitian menunjukkan bahwa secara simultan jarak Duta Pertiwi mall dan universitas berpengaruh negatif signifikan terhadap nilai tanah dimana nilai α nya berada < 0,05. Secara individu hanya variabel jarak ke Duta Pertiwi Mall yang berpengaruh signifikan terhadap nilai tanah. Sedangkan variabel jarak ke universitas berpengaruh negatif terhadap nilai tanah, namun tidak signifikan. / The city of Semarang is experiencing a very rapid development. The development of the economic sector of Semarang City is supported by the location of the city in the north coast area or pantura crossing that connects Semarang City with several major cities in Java Island. As a result, the value of land in a location that has the convenience of reaching the Central Business District (CBD) will experience an increase in land value. This study aims to test the effect of the distance between Duta Pertiwi Mall and universities on land values in Semarang City. This research is quantitative research. The population of this study is vacant land plots in Semarang City. Primary data were used in this study, which were analyzed using Multiple Linear Regression Statistics and Geographically Weighted Regression. This research was conducted from 2021 to 2022. The results showed that simultaneously the distance between Duta Pertiwi malls and universities had a significant effect on the value of the land where the value α was < 0.05. Individually, only the distance variable to Duta Pertiwi Mall has a significant effect on the value of the land. The distance variable to the university has an effect on the value of the soil, but it is not significant.
