Abstract
Penelitian ini bertujuan untuk mengetahui pengaruh jarak lahan dari garis perbatasan berpengaruh terhadap harga lahan di perbatasan Kota Semarang dan Kabupaten Demak. Penelitian ini menggunakan analisis kuantitatif dan analisis deskriptif. Hasil dari penelitian ini menunjukkan bahwa jarak ke perbatasan berpengaruh signifikan terhadap harga lahan di Kota Semarang dan Kabupaten Demak. Hasil penelitian ini memberikan bukti bahwa semakin dekat jarak ke perbatasan maka semakin mahal pula harga lahan Kabupaten Demak. Sedangkan harga lahan di Kota Semarang akan semakin mahal jika jauh dari garis perbatasan. Hal ini disebabkan adanya CBD di daerah perbatasan antara Kota Semarang dan Kabupaten Demak. Apalagi banyaknya masyarakat di kawasan perbatasan Demak lebih sering melakukan aktivitas mereka di Kota Semarang./ This study aims to determine the effect of land distance from the border line on land prices on the border of Semarang City and Demak Regency. This research uses quantitative analysis and descriptive analysis. The results of this study indicate that the distance to the border has a significant effect on land prices in Semarang City and Demak Regency. The results of this study provide evidence that the closer the distance to the border, the more expensive the land price in Demak Regency. Meanwhile, the price of land in the city of Semarang will the more expensive the farther from the border line. This is due to the existence of CBD in the border area between Semarang City and Demak Regency. Moreover, many people in the border area of Demak more often carry out their activities in the city of Semarang.
