Abstract

Lokasi Pusat Pemerintahan Kota Tangerang yang berada di antara wilayahwilayah Central Business District (CBD) Kota Tangerang menjadi daya tarik tersendiri untuk diteliti. Sudah sepatutnya lokasi Pusat Pemerintahan Kota Tangerang mulai dipertimbangkan oleh masyarakat ketika membeli sebuah properti. Menurut teori lokasi, semakin jauh jarak properti dari pusat kota, maka nilainya akan semakin murah. Faktor jarak adalah hal yang menjadi perhatian penulis dalam penelitian ini. Tujuan dari penelitian ini adalah untuk mengetahui apakah terdapat hubungan yang signifikan antara jarak properti ke Pusat Pemerintahan Kota Tangerang terhadap nilai tanah di Kota Tangerang. Metode penelitian yang digunakan adalah observasi. Dalam proses observasi, keperluan data-data didapat berdasarkan hasil pedoman pengamatan secara langsung ke lokasi objek penelitian berada. Setelahnya, data-data tersebut diolah dan dianalisis menggunakan uji statistik berupa regresi linear sederhana. Jarak ke Pusat Pemerintahan Kota Tangerang dinyatakan memiliki hubungan yang signifikan secara simultan dan parsial terhadap nilai tanah di Kota Tangerang yang terbatasa pada model regresi dalam penelitian ini. / The location of the Tangerang City Government Center, which is located among the Central Business District (CBD) areas of Tangerang City, has become an attraction for research. It is fitting that the location of the Tangerang City Government Center should be considered by the public when buying a property. According to location theory, the farther a property is from the city center, the cheaper its value will be. The distance factor is what the author is concerned with in this study. The purpose of this study is to determine whether there is a significant relationship between the distance of a property to the Tangerang City Government Center and the value of land in Tangerang City. The research method used is observation. In the observation process, the data needed is obtained based on the results of observation guidelines directly to the location where the object of research is located. Afterwards, the data were processed and analyzed using statistical tests in the form of simple linear regression. Distance to the Government Center of Tangerang City was found to have a significant relationship simultaneously and partially to land value in Tangerang City, which is limited by the regression model in this study.
