Abstract

Manajemen properti terhadap pemeliharaan dibutuhkan untuk semua bangunan, termasuk di sebuah sekolah. Pemeliharaan dilakukan untuk meningkatkan daya tahan serta meningkatkan umur fisik bangunan. Pemeliharaan suatu bangunan berpedoman pada Peraturan Menteri Pekerjaan Umum Nomor 24 Tahun 2008 tentang Pedoman Pemeliharaan dan Perawatan Bangunan Gedung. Objek penelitian ini adalah SMA Negeri 1 Pati yang terletak di Jalan Panglima Sudirman Nomor 24, Pati. Penelitian ini bertujuan untuk mengetahui proses pelaksanaan manajemen properti terhadap pemeliharaan bangunan gedung SMA Negeri 1 Pati serta mengetahui opini nilai properti SMA Negeri 1 Pati. Pengumpulan data primer dilakukan dengan observasi langsung SMA Negeri 1 Pati. Hasil dan kesimpulan dari penelitian ini adalah pihak SMA Negeri 1 Pati sudah memenuhi standar bangunan SMA, baik dari aspek satuan pendidikan, aspek lahan, aspek gedung, serta kelengkapan sarana dan prasarana sekolah. Dari sisi pemeliharaan bangunan, pihak SMA Negeri 1 Pati sudah melakukan pemeliharaan terhadap kerusakan ringan hingga berat, serta pemeliharaan mulai dari komponen struktural hingga komponen luar bangunan. Proses penilaian yang dilakukan menghasilkan suatu indikasi nilai properti total yang merupakan penjumlahan dari indikasi nilai bangunan dan tanah pada SMA Negeri 1 Pati sebesar Rp83.318.998.307,00./ Property management over maintenance is required for all buildings, including a school. Maintenance is carried out to increase durability and increase the physical life of the building. Maintenance of a building is guided by the Regulation of the Minister of Public Works Number 24 of 2008 concerning Guidelines for the Maintenance and Maintenance of Buildings. The object of this research is SMA Negeri 1 Pati which is located at Jalan Panglima Sudirman Number 24, Pati. This study aims to determine the process of implementing property management on the maintenance of the SMA Negeri 1 Pati building and to find out the opinion of the property value of SMA Negeri 1 Pati. Primary data collection was carried out by direct observation of SMA Negeri 1 Pati. The results and conclusions of this study are SMA Negeri 1 Pati has met the standards of high school buildings, both from the aspect of the education unit, the aspect of the land, the aspect of the building, as well as the completeness of school facilities and infrastructure. In terms of building maintenance, SMA Negeri 1 Pati has carried out maintenance on minor to severe damage, as well as maintenance ranging from structural components to external components of the building. The series of assessment carried out resulted in an indication of the total property value which was the sum of the indications of the value of buildings and land at SMA Negeri 1 Pati of Rp. 83,318,998,307.00.
