Abstract

PT. Rayon Utama Makmur (RUM) merupakan perseroan penghasil serat rayon (kapas sintetik) yang berlokasi di Desa Plesan, Kabupaten Sukoharjo. Proses manufaktur PT RUM menghasilkan produksi Viscose Staple Fiber (VSF) dan Natrium Sulfat. Kegiatan operasional PT. RUM menghasilkan pencemaran udara berupa bau yang dirasakan warga sekitar sejak tahun 2018. Menurut (Fauzi, 2004), nilai properti banyak ditentukan oleh faktor lingkungan, semakin buruk lingkungan itu maka semakin menurun nilai properti tersebut. Penelitian ini bertujuan untuk mengetahui hubungan dan pengaruh antara pencemaran udara yang diakibatkan oleh PT RUM dengan tren nilai tanah di Desa Plesan. Analisis tren dalam bentuk time-series dan cross section digunakan untuk mencapai tujuan utama penelitian. Proses analisis memberikan gambaran bahwa faktor lingkungan berupa pencemaran udara memberikan pengaruh yang signifikan terhadap nilai tanah di Desa Plesan. Nilai tanah di Desa Plesan hanya mengalami kenaikan sebesar 5,9% setiap tahun dan cenderung stagnan. Sementara nilai tanah di Desa Jetis mengalami kenaikan sebesar 27,6% setiap tahunnya. Dengan karakteristik lokasi yang hampir serupa, perbedaan tren ini diakibatkan oleh faktor lingkungan berupa pencemaran udara./ PT. Rayon Utama Makmur (RUM) is a company that produces rayon fiber (synthetic cotton) located in Plesan Village, Sukoharjo Regency. PT RUM's manufacturing process results in the production of Viscose Staple Fiber (VSF) and Sodium Sulfate. Operational activities of PT. RUM produces air pollution in the form of odors that have been felt by local residents since 2018. According to (Fauzi, 2004), property values are largely determined by environmental factors, the worse the environment, the lower the property value. This study aims to determine the relationship and influence between air pollution caused by PT RUM and the trend of land values in Plesan Village. Trend analysis in the form of time-series and cross section are used to achieve the main objectives of the study. The analysis process illustrates that environmental factors in the form of air pollution have a significant influence on land values in Plesan Village. The value of land in Plesan Village only increases by 5.9% every year and tends to stagnate. Meanwhile, the value of land in Jetis Village has increased by 27.6% every year. With almost similar location characteristics, this difference in trend is caused by environmental factors in the form of air pollution.
