Abstract

Nilai dari suatu properti sangat dipengaruhi oleh eksternalitas. Eksternalitas ini terkait jarak properti ke suatu fasilitas, dapat berupa jarak ke pusat perbelanjaan, jarak ke stasiun, jarak ke bandara, dan fasilitas umum lainnya. Armada Town Square merupakan mall terbesar di daerah yang berkembang yaitu Magelang sehingga menarik perhatian penulis untuk mengetahui apakah jarak properti ke Armada Town Square ini dapat mempengaruhi nilai dari suatu properti berupa tanah kosong di Kabupaten Magelang dan Kota Magelang. Pengumpulan data dilakukan secara survey langsung dan juga secara online dari website jual beli properti. Properti yang dipilih untuk penilaian ialah properti tanah kosong serta properti tanah dan bangunan yang nantinya nilainya akan diekstraksi menjadi tanah kosong. Di dalam analisis ini juga ditambahkan variabel objek yaitu Akademi Militer agar menghasilkan model nilai tanah yang mencerminkan keadaan sebenarnya. Dalam analisis ini digunakan regresi dengan dua metode yang berbeda yaitu regresi ordinary least square dan regresi geographically weighted regression. Dari hasil analisis menggunakan dua metode tersebut menghasilkan bahwa akademi Militer tidak mempengaruhi secara signifikan, sedangkan Armada Town Square mempengaruhi nilai tanah secara signifikan. Model regresi yang dihasilkan dapat dilihat sebagai berikut: Nilai Tanah = 6041929,9266 - 465,094794(Jarak ke Armada Town Square) - 190,268494 (Jarak ke Akademi Militer)./ The value of a property is strongly influenced by externalities. These externalities are related to the distance of the property to a facility, such as the distance to the shopping center, the distance to the station, the distance to the airport, and other public facilities. Armada Town Square is the largest mall in a developing area, namely Magelang, so that it attracts the attention of the author to find out whether the distance of the property to Armada Town Square can affect the value of a property in the form of vacant land in Magelang Regency and Magelang City. Data collection is carried out by direct surveys and also online from property buying and selling websites. The properties selected for the appraisal are vacant land properties as well as land and building properties whose value will later be extracted into vacant land. In this analysis, an object variable, namely the Military Academy, is also added to produce a land value model that reflects the actual situation. In this analysis, regression using two different methods is used, namely ordinary least square regression and geographically weighted regression. From the results of the analysis using these two methods, it is found that the Military Academy does not significantly affect, while the Armada Town Square affects the land value significantly. The resulting regression model can be seen as follows: Land Value = 6041929.9266 - 465.094794(Distance to Armada Town Square) - 190.268494 (Distance to Military Academy)
