Abstract
Karya Tulis Tugas Akhir ini membahas mengenai pengaruh adanya variabel jarak terhadap nilai tanah residensial di sekitarnya. Penelitian ini dilakukan di Kota Surakarta pada tahun 2022 dengan variabel independen adalah Solo Paragon dan Terminal Tirtonadi, sedangkan nilai tanah sebagai variabel dependennya. Data yang digunakan adalah data sekunder yang didapatkan dari situs jual beli properti, wawancara serta observasi lapangan. Total terdapat 58 data sampel untuk penelitian ini. Proses analisis pada penelitian ini menggunakan Ordinary Least Squares (OLS) dan Geographically Weighted Regression (GWR), ditambah dengan acuan studi kepustakaan. Hasil penelitian ini dapat disimpulkan bahwa: 1) Variabel jarak tanah ke Solo Paragon dan Terminal Tirtonadi secara simultan mempengaruhi nilai tanah secara signifikan. 2) Variabel jarak tanah ke Solo Paragon secara parsial mempengaruhi secara signifikan. Sedangkan jarak tanah ke Terminal Tirtonadi tidak mempengaruhi nilai tanah secara signifikan. 3) Berdasarkan model OLS, nilai tanah berdasarkan jarak ke Solo Paragon dan Terminal Tirtonadi dapat dibentuk dengan persamaan 13.129.735 – 685,768X1 – 787,902X2 + e. 4) Model regresi terbaik yang terpilih adalah model Geographically Weighted Regression (GWR)./ This paper discusses the effect of the distance variable on the surrounding residential land. This research was conducted in Surakarta City in 2022 with the independent variables being Solo Paragon and Terminal Tirtonadi, while the land value as the dependent variable. The data used is secondary data obtained from property buying and selling sites, interviews and field observations. In total there are 58 sample data for this study. The analysis process in this study uses Ordinary Least Squares (OLS) and Geographically Weighted Regression (GWR), plus references to literature studies. The results of this study can be said that: 1) The land distance variable to Solo Paragon and Terminal Tirtonadi simultaneously affects the land value significantly. 2) Variable land distance to Solo Paragon partially affects significantly. Meanwhile, the distance from the land to the Terminal Tirtonadi does not significantly affect the land value. 3) Based on the OLS model, the land value based on the distance to Solo Paragon and Terminal Tirtonadi can be formed by the equation 13.129.735 – 685.768X1 – 787.902X2 + e. 4) The best regression model chosen is the Geographically Weighted Regression (GWR) model.
