Abstract

Manajemen properti merupakan pengaturan kegiatan yang saling berhubungan, seperti mengatur investasi, manajemen sumber daya manusia, mengatur suatu investasi, fasilitas serta manajemen portofolio suatu properti. Untuk mengetahui pengaruh lokasi perumahan, kualitas bangunan, harga rumah, fasilitas perumahan dan aksesibilitas terhadap keputusan konsumen membeli rumah pada Perumahan BTN Graha Reksa Kencana di Kota Kendari. Metode penelitian yang digunakan adalah kuantitatif dengan pendekatan deskriptif. Teknik pengumpulan data yang digunakan adalah dengan metode studi kepustakaan dan metode studi lapangan menggunakan kuesioner, wawancara dan survei secara langsung. Pada penelitian ini terdapat 72 rumah yang berpenghuni dengan sampel yang diambil dari 30 rumah secara acak. Dalam penelitian ini, peneliti menggunakan lima variabel bebas yaitu lokasi perumahan (X1), kualitas bangunan (X2), harga rumah (X3), fasilitas perumahan (X4), dan aksesibilitas (X5) dengan variabel terikat yaitu keputusan konsumen dalam membeli rumah di perumahan BTN Graha Reksa Kencana. Berdasarkan penelitian yang dilakukan maka dapat disimpulkan terdapat pengaruh pada lokasi perumahan, kualitas bangunan, harga rumah, dan fasilitas perumahan terhadap keputusan konsumen membeli rumah di perumahan, sedangkan aksesibilitas tidak terdapat pengaruh terhadap keputusan konsumen membeli rumah di perumahan./ Property management is the arrangement of interrelated activities, such as managing investment, human resource management, managing an investment, facilities and portfolio management of a property. To determine the effect of housing location, building quality, house prices, housing facilities and accessibility on consumer decisions to buy houses at BTN Graha Reksa Kencana Housing in Kendari City. The research method used is quantitative with a descriptive approach. The data collection technique used is the literature study method and the field study method using questionnaires, interviews and direct surveys. In this study there were 72 inhabited houses with samples taken from 30 houses randomly. In this study, researchers used five independent variables, namely housing location (X1), building quality (X2), house prices (X3), housing facilities (X4), and accessibility (X5) with the dependent variable being the consumer's decision to buy a house in housing. BTN Graha Reksa Kencana. Based on the research conducted, it can be concluded that there is an influence on housing location, building quality, house prices, and housing facilities on consumer decisions to buy houses in housing, while accessibility has no influence on consumer decisions to buy houses in housing.
