Abstract
Properti retail merupakan properti yang dikembangkan guna mencari keuntungan bagi pemiliknya. Permintaan dan penawaran properti retail dipengaruhi oleh keadaan pasar dan beberapa faktor yang berada di sekitar properti tersebut. Salah satu keadaan yang mempengaruhi permintaan dan penawaran yaitu pembangunan jalan tol. Penelitian ini bertujuan untuk mengetahui apakah pembangunan jalan tol berpengaruh terhadap permintaan dan penawaran properti retail yang berada di sekitarnya. Penelitian dilakukan terhadap properti retail yang berada di Kecamatan Demak dan Wonosalam atas pembangunan jalan tol Semarang-Demak pada tahun 2019. Penelitian dilakukan dengan menganalisis permintaan penawaran yang dihubungkan dengan perubahan kenaikan penawaran properti retail yang terjadi pada setahun sebelum pembangunan jalan tol dengan tiga tahun sesudahnya. Analisis dilakukan dengan menghitung jumlah permintaan dan kemudian disandingkan dengan jumlah penawaran properti retail yang ada. Kemudian dilakukan proyeksi menggunakan persamaan dasar permintaan retail untuk melihat permintaan pada tahun selanjutnya. Atas analisis tersebut akan terindikasi adanya pengaruh jalan tol terhadap permintaan dan penawaran properti retail./ Retail property is a property developed to generate revenue to its owner. Demand and supply of retail properti is being determined by market climate and other factors around the property itself. One of the factor determining such supply and demand is highway construction. This research aims to analyze is there any corelation between the highway construction and changes in retail property supply and demand in that area. Research is conducted towards retail properti on Demak and Wonosalam Disctrict which is where the Demak-Semarang highway is being constructed since 2019. Research is being conducted by analyzing supply and demand corelating with offer price increase on property retail that occured a year prior the highway construction with the price increase after three years with the highway construction. Analyzes is being conducted by counting the total demand and then compared with the total demand on retail to forsawe next year's demand. Such analysis would indicate the influence of such highway construction to supply and demand.
