Abstract
Tidak bisa dipungkiri bahwa pertumbuhan penduduk mengakibatkan permasalahan pemanfaatan lahan yang semakin kompleks. Hal ini menyebabkan banyak terjadi pergantian pemanfaatan pada suatu lahan dengan tujuan memaksimalkan keuntungan yang dapat diperoleh. Penelitian ini bertujuan untuk mengidentifikasi alternatif pemanfaatan yang dapat diterapkan dan menentukan pemanfaatan tertinggi dan terbaik pada Gedung Dewan Kerajinan Nasional Daerah (Dekranasda) Kabupaten Purworejo. Metode penelitian yang digunakan dalam pengumpulan dan pengolahan data adalah metode wawancara dan metode studi kepustakaan. Analisis yang digunakan dalam penelitian ini adalah analisis penggunaan tertinggi dan terbaik. Terdapat empat tes dalam analisis ini yang akan diujikan pada tiap-tiap alternatif pemanfaatan. Empat tes yang dimaksud yaitu secara legal diizinkan, secara fisik dimungkinkan, layak secara finansial, dan menghasilkan produktivitas maksimum. Hasil penelitian menunjukkan bahwa terdapat dua alternatif pemanfaatan yang dapat diterapkan pada objek penelitian yaitu alternatif pemanfaatan sebagai toko dan kafe. Selanjutnya, dilakukan perbandingan tingkat produktivitas antara pemanfaatan yang satu dengan pemanfaatan yang lain. Berdasarkan perbandingan tersebut, disimpulkan bahwa pemanfaatan tertinggi dan terbaik objek penelitian adalah pemanfaatan sebagai kafe. It is undeniable that population growth has resulted in increasingly complex land use problems. This causes a lot of changes in the use of land with the aim of maximizing the profits that can be obtained. This study aims to identify alternative uses that can be applied and determine the highest and best utilization at the Regional National Craft Council Building (Dekranasda) Purworejo Regency. The research method used in data collection and processing is the interview method and the literature study method. The analysis used in this study is the analysis of the highest and best use. There are four tests in this analysis that will be tested on each alternative use. The four tests in question are legally permitted, physically possible, financially feasible, and result in maximum productivity. The results of the study indicate that there are two alternative uses that can be applied to the object of research, namely alternative uses such as shops and cafes. Furthermore, a comparison of the level of productivity between one utilization and another is carried out. Based on this comparison, it is concluded that the highest and best utilization of the object of research is the use of a cafe.
