Abstract
Tahun Tahun 2020 merupakan tahun yang menjadi tantangan bagi seluruh dunia, termasuk Indonesia. Hal tersebut dikarenakan pada tahun tersebut harus beadaptasi dan bertahan dari penyebaran wabah pandemi covid-19 yang megakibatkan penurunan pertumbuhan ekonomi. Dalam penelitian ini penulis mengamati PT Ciputra Development yang berada di sektor properti dan real estate untuk mengetahui perbedaan yang terjadi dalam kinerja perusahaan saat sebelum dan sesudah pandemi. Penelitian dilakukan dengan menganalisis rasio-rasio keuangan pada laporan keuangan perusahaan dan membandingkan dengan rata-rata rasio industri. Dalam melakukan analisis, penulis menggunakan metode kepustakaann dan analisis data, yaitu mengelola dan menganalisis laporan keuangan perusahaan yang kemudian akan menghasilkan rasio-rasio keuangan. Rasio keuangan yang dihasilkan terdiri atas rasio likuiditas, solvabilitas, aktivitas, dan profitabililtas. Hasil uji analisis yang dilakukan menghasilkan bahwa PT Ciputra Development berdasarkan rasio likuiditas, solvabilitas, aktivitas, dan profitabilitas berada dalam kondisi yang baik. Perbandingan antara rasio industri juga menghasilkan nilai yang relatif medekati dengan tingkat profitabilitas perusahaan yang berada di atas rasio industri. Disamping itu adanya insentif yang diberikan pemerintah di sektor properti menjadi salah satu faktor baiknya kinerja PT Ciputra Development./2020 is a year that will be a challenge for the whole world, including Indonesia. This is because in that year we had to adapt and survive the spread of the COVID19 pandemic which resulted in a decline in economic growth. In this study the authors observed PT Ciputra Development which is in the property and real estateto find out the differences that occurred in the company's performance before and after the pandemic. The research was conducted by analyzing the financial ratios in the company's financial statements and comparing them with the industry average ratios. In conducting the analysis, the author uses the method of literature and data analysis, namely managing and analyzing the company's financial statements which will then produce financial ratios. The resulting financial ratios consist of liquidity, solvency, activity, and profitability ratios. The results of the analysis test conducted showed that PT Ciputra Development based on the ratio of liquidity, solvency, activity, and profitability was in good condition. The comparison between industry ratios also produces values that are relatively close to the level of company profitability that is above the industry ratio. In addition, the incentives provided by the government in the property sector are one of the factors behind the good performance of PT Ciputra Development.
