Abstract
Lokasi seringkali menjadi faktor utama yang mempengaruhi nilai tanah. Tanah dengan lokasi yang strategis akan memiliki nilai tanah yang lebih tinggi daripada tanah yang jauh dari fasilitas seperti Central Business District (CBD). Saat ini wilayah Kota Bandar Lampung berkembang pesat, hal ini ditandai dengan munculnya pusat perbelanjaan modern mall, hotel, dan perumahan. Tujuan dari penelitian ini adalah untuk mengkaji pengaruh jarak lokasi Mal Boemi Kedaton dan Tugu Adipura terhadap nilai tanah di Kota Bandar Lampung. Penelitian ini menggunakan jenis penelitian deskriptif dengan menggunakan pendekatan kualitatif. Sedangkan teknik pengumpulan data melalui observasi, wawancara dan pengukuran. Data dianalisis menggunakan regresi linier berganda dengan dua variabel independent berupa jarak bidang tanah ke Mal Boemi Kedaton dan jarak bidang tanah ke Tugu Adipura serta variabel dependen berupa nilai tanah di Kota Bandar Lampung pada tahun 2022. Penelitian ini menggunakan model Ordinary Least Square (OLS) dan Geographically Weighted Regression (GWR). Hasil penelitian menunjukkan bahwa secara simultan, variabel jarak bidang tanah ke Mal Boemi Kedaton dan Tugu Adipura memiliki pengaruh signifikan terhadap nilai tanah di Kota Bandar Lampung pada tahun 2022. Namun, secara parsial variabel jarak bidang tanah ke Mal Boemi Kedaton tidak memiliki pengaruh signifikan sedangkan, variabel jarak bidang tanah ke Tugu Adipura memiliki pengaruh signifikan terhadap nilai tanah di Kota Bandar Lampung pada tahun 2022. / Location is often the main factor affecting the value of the land. Land with a strategic location will have a higher land value than land that is far from facilities such as the Central Business District (CBD). Currently, the Bandar Lampung City area is growing rapidly, this is characterized by the emergence of modern shopping malls, hotels, and housing. The purpose of this study was to examine the influence of the distance between the location of Boemi Kedaton Mall and Adipura Monument on land value in Bandar Lampung City. This research uses a descriptive type of research using a qualitative approach. Meanwhile, data collection techniques are through observation, interviews and measurements. The data were analyzed using multiple linear regression with two independent variables in the form of the distance of the land plot to Boemi Kedaton Mall and the distance of the land plot to the Adipura Monument and the dependent variable in the form of land value in Bandar Lampung City in 2022. This study used the Ordinary Least Square (OLS) and Geographically Weighted Regression (GWR) models. The results showed that simultaneously, the variable distance of land plots to Boemi Kedaton Mall and Adipura Monument had a significant influence on land value in Bandar Lampung City in 2022. However, partially the variable distance of land plots to Boemi Kedaton Mall does not have a significant influence whereas, the variable distance of land plots to Tugu Adipura has a significant influence on land values in Bandar Lampung City in 2022.
