Abstract

Nilai tanah dipengaruhi oleh faktor fisik maupun non fisik. Faktor non fisik antara lain seperti aksesibilitas, luas tanah, dan lokasi. Aksesibilitas dan lokasi menjadi faktor yang berkaitan satu sama lain. Lokasi tanah yang strategis dapat menandakan aksesibilitas yang baik dan hal ini akan menjadi pertimbangan utama bagi calon pembeli karena lebih menarik dan potensi benefit yang lebih besar. Aksesibilitas yang baik contohnya seperti berada dekat dengan Central Business District (CBD). Penelitian dilakukan menggunakan analisis regresi dengan metode Ordinary Least Square Method (OLS) dengan mempertimbangkan uji klasik atau uji statistic dan model regresi spasial (GWR). Variabel dependen yang digunakan yaitu nilai tanah per meter persegi, serta variabel independen yaitu jarak Mall Panakkukang. Sehingga diperoleh hasil bahwa Mall Panakkukang sebagai salah satu CBD di Kota Makassar memiliki pengaruh signifikan terhadap nilai tanah yang berada disekitar wilayah Kecamatan Panakkukang dengan tingkat determinasi (R2) dari OLS sebesar 42,1% dan model nilai tanah yang terbentuk yaitu Y = 10.825.253 + (-2101.X), sedangkan dari GWR diperoleh R2 =38,62%. / Land value is influenced by physical and non-physical factors. Non-physical factors include accessibility, land area, and location. Accessibility and location are factors that are related to each other. The strategic location of the land can indicate good accessibility and this will be a major consideration for potential buyers because it is more attractive and has greater potential benefits. Good accessibility, for example, being close to the Central Business District (CBD). The research was conducted using regression analysis using the Ordinary Least Square Method (OLS) by considering the classical test or statistical test and the spatial regression model (GWR). The dependent variable used is the land value per square meter, and the independent variable is the distance between Panakkukang Mall. So that the results obtained that Panakkukang Mall as one of the CBD in Makassar City has a significant influence on the value of the land around the Panakkukang District area with a level of determination (R2) from OLS of 42.1% and the land value model formed is Y = 10,825,253 + (-2101.X), while from GWR obtained R2 = 38.62%.
