Abstract

Penilaian properti merupakan sebuah proses menentukan nilai atas sebuah objek berupa properti. Nilai yang dihasilkan dapat berupa nilai pasar, nilai wajar, nilai investasi, maupun jenis nilai lain. Penilaian properti dapat dilakukan terhadap berbagai macam properti seperti properti residensial, properti komersial, properti khusus, bahkan terhadap Barang Milik Negara/Daerah (BMN/D). Pendekatan atau metode yang dilakukan pada penilaian properti disesuaikan berdasarkan jenis properti yang akan dinilai. Pada karya tulis ini, penilaian properti dilakukan terhadap BMD yang merupakan aset daerah milik Pemerintah Kabupaten Kebumen. Properti tersebut merupakan Gedung Pertemuan SETDA, yang merupakan sebuah properti yang dimanfaatkan baik untuk kegiatan pemerintahan maupun untuk kegiatan masyarakat. Bentuk pemanfaatan atas properti tersebut adalah sewa, sehingga pada penilaian digunakan pendekatan pendapatan dan metode discounted cash flow. Karya tulis ini dibuat untuk mengetahui nilai wajar atas gedung tersebut. Indikasi nilai wajar yang dihasilkan dimanfaatkan untuk tujuan revaluasi aset tetap dalam penyusunan neraca Pemerintah Kabupaten Kebumen. / Property valuation is a process of determining the value of an object in the form of property. The resulting value can be market value, fair value, investment value, or other types of value. Property valuation can be done on various properties such as residential property, commercial property, special property, even on State/Regional Property (BMN/D). The approach or method carried out on property valuation is adjusted based on the type of property to be assessed. In this paper, property assessment is carried out on BMD which is a regional asset owned by the Government of Kebumen Regency. The property is a meeting building of the secretariat, which is a property that is used both for government activities and for community activities. The form of utilization of the property is rent, so the assessment is used Income Approach and discounted cash flow method. This paper is made to determine the fair value of the building. The resulting fair value indication is used for the purpose of revaluation of fixed assets in the preparation of the balance sheet of the Kebumen Regency government.
