Abstract

Properti residensial khususnya rumah tapak merupakan salah satu kebutuhan pokok bagi masyarakat Kota Makassar. Pada tahun 2017 sampai dengan 2021 terjadi berbagai macam perubahan kondisi, baik pada bidang sosial dan ekonomi akibat pandemi Covid-19. Kondisi tersebut memengaruhi permintaan dan penawaran rumah tapak di Kota Makassar dan menjadikan hal tersebut menjadi topik yang menarik untuk dibahas. Tujuan dari analisis ini adalah untuk mengetahui tren permintaan dan penawaran properti residensial sebelum masa pandemi Covid-19 (2017-2019); selama masa pandemi Covid-19 (2020-2021); setelah masa pandemi Covid-19; serta proyeksi pasar rumah tapak pada tahun 2022 sampai dengan tahun 2026 di Kota Makassar. Analisis dilakukan dengan metode studi pustaka. Berdasarkan analisis yang telah dilakukan, permintaan rumah tapak sebelum pandemi Covid-19 mengalami penurunan sedangkan dari sisi penawaran pada masa tersebut mengalami fluktuasi yang dipengaruhi oleh faktor PDRB, suku bunga, harga rumah sejenis, dan biaya pembangunan. Untuk permintaan properti residensial pada masa pandemi mengalami fluktuasi, sedangkan penawaran mengalami peningkatan. Hal tersebut terjadi karena adanya dampak pandemi Covid-19, suku bunga, dan perlambatan pertumbuhan penduduk. Berdasarkan analisis yang telah dilakukan juga dapat diketahui bahwa setelah terjadi pandemi Covid-19 terjadi penurunan permintaan residual atas rumah tapak. Sedangkan dari data dan perhitungan yang telah dilakukan, proyeksi permintaan dan penawaran untuk tahun 2022 sampai dengan 2026 pada rumah tapak di Kota Makassar menunjukkan tren yang stabil. / Residential property, especially landed houses, is one of the basic needs for the people of Makassar City. From 2017 to 2021 there were various changes in conditions, both in the social and economic fields due to the Covid-19 pandemic. These conditions affect the demand and supply of landed houses in Makassar City and make it become an interesting topic to discuss. The purpose of this analysis is to find out the trend of demand and supply of residential properties before the Covid-19 pandemic (2017-2019); during the Covid-19 pandemic (2020-2021); after the Covid-19 pandemic; and estimates of the landed house market in 2022 to 2026 in Makassar City. The data analysis method used is literature study method.Based on the result of analysis, the demand for landed houses before the Covid-19 pandemic decreased, while the supply side at that time experienced fluctuations which were influenced by GRDP factors, interest rates, prices of similar houses, and construction costs. Demand for residential properties during the pandemic fluctuated, while supply increased. This happened because of the impact of the Covid-19 pandemic, interest rates, and the place of population growth. From the analysis that has done, it can also be seen that after the Covid-19 pandemic there was a decrease in residual demand for landed houses. Meanwhile, from the data and calculations that have been carried out, the estimated demand and supply for 2022 to 2026 for landed houses in Makassar City shows a stable trend.
