Abstract

Kebutuhan akan dapat berlindung merupakan salah satu kebutuhan dasar utama manusia yang harus dipenuhi. Pasalnya manusia tidak lagi hidup berpindah-pindah, maka diperlukan tempat tinggal. Seiring dengan pertumbuhan jumlah penduduk di Indonesia, kebutuhan akan hunian pun juga akan terus meningkat termasuk di Kota Administrasi Jakarta Selatan. Kota Administrasi Jakarta Selatan merupakan salah satu kota terpadat dari enam kota di Provinsi DKI Jakarta. Dengan adanya kepadatan penduduk ini mencerminkan bahwa kebutuhan akan hunian terus berkembang. Sementara itu, sistem administrasi yang berbelit dan lahan di perkotaan yang terbatas menyebabkan kebutuhan akan hunian sulit terpenuhi. Oleh karena itu, penelitian ini dilakukan untuk mengetahui bagaimana kondisi pasar properti residensial di Kota Administrasi Jakarta Selatan. Studi ini merupakan penelitian kuantitatif dengan mengombinasikan beberapa metode analisis yang bersumber dari data sekunder. Berdasarkan hasil pengolahan data, kondisi pasar properti residensial di Kota Administrasi Jakarta Selatan berada pada keadaan undersupply untuk tipe landed residential dan oversupply untuk tipe apartemen. Jika dirangkum hubungan antara permintaan dan penawaran tipe landed residential pada tahun 2015-2026 yang berfluktuasi menimbulkan perpotongan di antara keduanya. Pada rentang tahun 2018-2019 dan 2021-2022, kondisi pasar properti telah mencapai keseimbangannya. Sedangkan untuk tipe apartemen belum mencapai titik keseimbangannya pada tahun 2015-2026. / The need for shelter is one of the main basic human needs that must be filled. Because people no longer live on the move, they need a place to live. Along with the growth of the population in Indonesia, the need for housing will also continue to increase, including in the Administrative City of South Jakarta. The Administrative City of South Jakarta is one of the most populous cities of the six cities in DKI Jakarta Province. This population density reflects that the need for housing continues to grow. Meanwhile, the complicated administrative system and limited land in urban areas make it difficult to fulfill the need for housing. Therefore, this study was conducted to find out how the condition of the residential property market in the South Jakarta Administration City is. This study is quantitative research by combining several analytical methods sourced from secondary data. Based on the results of data processing, the condition of the residential property market in the Administrative City of South Jakarta is in a state of undersupply for the landed residential type and oversupply for the apartment type. If we summarize the interactions between demand and supply for the type of landed residential in 2015-2026, which fluctuates, this creates an intersection between the two. In the between of 2018-2019 and 2021-2022, property market conditions have reached an equilibrium point. Meanwhile, the type of apartment has not yet reached its equilibrium point in 2015-2026.
