Abstract

"Dalam karya tulis ini, akan dibahas mengenai pengaruh dari variabel jarak terhadap Kawasan Malioboro, seberapa besar variabel tersebut dapat mempengaruhi nilai tanah, serta proyeksi dari nilai tanah di sekitar Kawasan Malioboro. Kawasan ini terpusat pada Titik Nol Kilometer Yogyakarta dan Stasiun Tugu Yogyakarta. Data yang digunakan adalah data sekunder yang didapatkan dari situs jual beli properti, wawancara serta observasi lapangan. Didapatkan 40 properti yang digunakan sebagai data sampel. Data yang telah didapatkan akan dianalisis menggunakan analisis regresi linear berganda dengan studi kepustakaan sebagai acuan. Hasil dari penelitian ini dapat disimpulkan bahwa: 1) Jarak properti terhadap Kawasan Malioboro terbukti memberikan pengaruh yang signifikan secara simultan; 2) Kawasan Malioboro berpengaruh secara parsial terhadap properti di sekitarnya; 3) Besarnya pengaruh Kawasan Malioboro terhadap nilai properti residensial adalah sebesar 43,5%; 4) Prediksi nilai tanah dari properti residensial yang berada di sekitar Kawasan Malioboro adalah apabila jarak terhadap Titik Nol Kilometer Yogyakarta dan jarak terhadap Stasiun Tugu Yogyakarta adalah nol, maka harga tanah per m2 sebesar Rp10.436.672, apabila jarak lokasi terhadap Titik Nol Kilometer Yogyakarta ditingkatkan sebesar 100 meter, maka harga tanah mengalami penurunan sebesar Rp599.121, apabila jarak lokasi terhadap Stasiun Tugu Yogyakarta ditingkatkan sebesar 100 meter, maka harga tanah mengalami penurunan sebesar Rp216.904. / This paper will discuss about the effect of the distance variable on the Malioboro area, how much this variable can affect the land value, as well as the projection of the land value around the Malioboro area. This area is centered on Yogyakarta Zero Point and Yogyakarta Tugu Station. The data that used wasbe secondary data obtained from websites, interviews and field observations. There are 40 properties that used as sample data. The data that has been obtained will be analyzed using multiple linear regression analysis with literature study as a reference. The results of this paper can be concluded that: 1) The distance of the property to the Malioboro area was proven to have a significant effect simultaneously; 2) The Malioboro area has a partial effect on the surrounding properties; 3) The affect of the Malioboro Area on the value of residential properties was 43.5%; 4) The prediction of the land value of residential properties around the Malioboro area was if the distance to the Yogyakarta Kilometer Zero Point and the Yogyakarta Tugu Station is zero, then the land price per m2 is IDR 10,436,672, if the location distance to the Yogyakarta Zero Point is increased by 100 meters, then the land price decreased by Rp599,121, if the distance from the location to Tugu Yogyakarta Station was increased by 100 meters, then the land price decreased by Rp216,904.
