Abstract

Karya Tulis Tugas Akhir (KTTA) ini bertujuan untuk melihat bagaimana dampak dari pandemi COVID-19 terhadap perubahan harga properti dan daya beli masyarakat di Kota Tangerang Selatan atas properti residensial berupa rumah tapak di daerah tersebut. Karya tulis ini menggunakan metode perhitungan kuartil untuk menentukan pemisahan harga properti berdasarkan kategori rumah murah, menengah, dan mahal, serta menggunakan perhitungan annuitas untuk menentukan besaran cicilan rumah perbulannya. Dalam penentuan daya beli, penulis menggunakan nilai PDRB perkapita masyarakat Kota Tangerang Selatan untuk mengukur apakah dengan pendapatan perkapita yang ada, masyarakat mampu membeli rumah dengan harga dan cicilan yang ada. Penulisan ini menghasilkan kesimpulan bahwa harga properti residensial rumah tapak dengan kategori rumah menengah dan mahal mengalami penurunan akibat pandemi COVID-19 di saat harga rumah murah cenderung mengalami kenaikan. Sejalan dengan kenaikan dan penurunan harga properti, daya beli masyarakat terhadap rumah menengah dan mahal mengalami kenaikan ketika daya beli masyarakat terhadap rumah murah mengalami penurunan./ This Project (KTTA) points to see how the affect of the COVID-19 widespread on changes in property costs and people's purchasing power in South Tangerang City for residential properties within the form of landed houses within the area. This paper uses the quartile calculation method to determine the division of property costs based on the category of cheap, medium, and costly houses, and uses annuity calculations to determine the amount of month mothly home installments. In obtaining control (purchasing power), the creator uses the value of GRDP per capita of the individuals of South Tangerang City to measure whether with the existing per capita wage, individuals can manage to purchase a house at the existing cost and installments. This writing concludes that the cost of landed private property within the medium and costly house categories has diminished due to the COVID-19 widespread when house costs tend to extend. With the increment and diminish in property costs, people's obtaining control for medium and costly houses has increased while people’s purchasing power for houses has decreased.
