Abstract
Pandemi Covid-19 yang terjadi pada awal tahun 2020 memberikan dampak hampir semua sektor perekonomian dunia, termasuk Indonesia. PDB Indonesia pun turun dibandingkan tahun-tahun sebelumnya bahkan hingga negatif. Turunnya PDB Indonesia ini pun tidak lepas dari penurunan kinerja berbagai sektor. Penelitian ini bertujuan untuk mengetahui bagaimana perkembangan sektor konstruksi dan sektor real estat sebelum pandemi dan selama pandemi di Kota Metro, Provinsi Lampung. Data yang digunakan merupakan data sekunder yang diperoleh dari Badan Pusat Statistik Kota Metro dan Badan Pusat Statistik Provinsi Lampung. Data sekunter tersebut meliputi Produk Domestik Regional Bruto Kota Metro 2015-2021 Atas Dasar Harga Konstan dan Produk Domestik Regional Bruto Provinsi Lampung 2015-2021 Atas Dasar Harga Konstan. Data-data ini nantinya akan diolah dengan menggunakan metode Location Quetient (LQ), MRT, dan Shift-Share. Hasil penelitian dapat disimpulkan bahwa 1) pada saat sebelum pandemi Covid-19, sektor real estat memiliki keunggulan komparatif, tingkat pertumbuhan yang baik, dan memiliki daya saing tinggi di tingkat provinsi maupun tingkat kota, sedangkan sektor konstruksi merupakan sektor non basis dan memiliki daya saing rendah di tingkat kota, tetapi memiliki pertumbuhan yang tinggi di tingkat provinsi. 2) pada saat pandemi Covid-19, sektor real estat memiliki tingkat daya saing yang rendah di tingkat kota, tetapi memiliki tingkat pertumbuhan yang tinggi dan memiliki keunggulan komparatif di tingkat kota maupun di tingkat provinsi, sedangkan sektor konstruksi tetapi menjadi sektor non basis, tingkat daya saing yang rendah, dan tingkat pertumbuhan yang rendah di tingkat kota maupun di tingkat provinsi./ The Covid-19 pandemic that occurred in early 2020 had an impact on almost all sectors of the world economy, including Indonesia. Indonesia's GDP also fell compared to previous years and even to negative. The decline in Indonesia's GDP cannot be separated from the decline in the performance of various sectors. This study aims to find out how the development of the construction sector and real estate sector before the pandemic and during the pandemic in Metro City, Lampung Province. The data used is secondary data obtained from the Central Statistics Agency of Metro City and the Central Statistics Agency of Lampung Province. The corresponding data includes the Gross Regional Domestic Product of Metro City 2015-2021 on the Basis of Constant Prices and the Gross Regional Domestic Product of Lampung Province 2015-2021 on the Basis of Constant Prices. These data will later be processed using the Location Quetient (LQ), MRT, and Shift-Share methods. The results of the study can be concluded that 1) at the time before the Covid-19 pandemic, the real estate sector had comparative advantages, good growth rates, and had high competitiveness at the provincial and city levels, while the construction sector was a non-base sector and had low competitiveness at the city level, but had high growth at the provincial level. 2) at the time of the Covid-19 pandemic, the real estate sector had a low level of competitiveness at the city level, but had a high growth rate and had comparative advantages at the city level as well as at the provincial level, while the construction sector but became a non-base sector, a low level of competitiveness, and a low growth rate at the city level as well as at the provincial level.
