Abstract
Nilai sewa lapak untuk berjualan dipengaruhi oleh beragam faktor yang bervariasi seiring perubahan waktu dan tempat. Penelitian ini bertujuan untuk mengetahui faktor-faktor yang membentuk nilai sewa lapak berupa kios, ruko, dan los di Pasar Banyuasri Buleleng dan menentukan ada tidaknya perbedaan rata-rata nilai sewa lapak tersebut dengan lapak sejenis yang ada di luar Pasar Banyuasri sebagai indikasi kewajaran nilai sewa yang ditetapkan oleh pengelola pasar. Penelitian ini merupakan penelitian kuantitatif dengan jumlah sampel sebanyak 110 lapak, baik yang ada di Pasar Banyuasri maupun di luar Pasar Banyuasri yang diambil pada tahun 2022. Data dikumpulkan dengan perangkat lunak pengukur jarak, observasi, dan wawancara. Teknik analisis data yang digunakan adalah statistik deskriptif, analisis regresi linier berganda dan uji statistik Mann-Whitney. Hasil penelitian menunjukkan bahwa: (1) Faktor-faktor yang membentuk nilai sewa lapak di Pasar Banyuasri adalah jenis lapak berupa ruko (t=33,838, p < 0,05), jenis lapak berupa kios (t=10,794, p < 0,05), dan jarak lapak ke pintu utama (t=-2,715,p < 0,05); (2) Terdapat perbedaan yang signifikan antara rata-rata nilai sewa lapak di Pasar Banyuasri dengan nilai sewa lapak di luar Pasar Banyuasri, baik secara bersama-sama (U=991,000; p < 0,05) maupun secara individu (Ruko: U=40,000; p < 0,05; Kios: U=90,000; p < 0,05; dan Los: U=79,00; p < 0,05). / The rental value of stalls for selling is influenced by various factors that vary with changing times and places. This study aims to determine the factors that influence the rental value of stalls in the form of kiosks, shops, and “los” at the Banyuasri Buleleng Market and to determine whether there is a difference in the average rental value of these stalls with similar stalls outside the Banyuasri Market as an indication of the fairness of the rental value which determined by the market manager. This research is a quantitative study with a total sample of 110 stalls both in Banyuasri Market and outside Banyuasri Market which were taken in 2022. Data were collected using distance measuring software, observation, and interviews. The data analysis techniques used were descriptive statistics, multiple linear regression analysis and the Mann-Whitney statistical test. The results showed that: (1) The factors that formed the rental value of stalls in Banyuasri Market were the type of stalls in the form of shops (t=33,838, p < 0,05), the type of stalls in the form of kiosks (t=10,794, p < 0,05 ), and the distance from the stall to the main entrance of the market (t=-2.715, p < 0,05); (2) There is a significant difference between the average rental value of stalls in Banyuasri Market and the rental value of stalls outside Banyuasri Market, both simultaneously (U=991,000; p < 0,05) and individually (Ruko: U= 40,000; p < 0,05; Kiosk: U=90,000; p < 0,05; and ”Los”: U=79.00; p < 0,05).
