Abstract
Karya Tulis Tugas Akhir ini disusun untuk mengetahui kondisi pasar properti komersial khususnya pada sektor perhotelan di Kota Medan di masa Pandemi Covid-19 yaitu pada tahun 2019 dan 2020, serta melihat perubahan yang terjadi terhadap Tingkat Penghunian Kamar pada kedua tahun tersebut. Penyusunan karya tulis ini dilakukan dengan mengolah data sekunder yang diperoleh dari sumber yang relevan dan otentik seperti publikasi Badan Pusat Statistik, Bank Indonesia, dan jurnal ilmiah. Hasil penelitian mengungkapkan bahwa pada tahun 2020, kondisi pasar properti komersial sektor perhotelan di Kota Medan mengalami penurunan yang signifikan bila dibandingkan dengan tahun 2019 berdasarkan proporsi PDRB Kota Medan pada lapangan usaha hotel dan akomodasi lainnya yang dikeluarkan oleh Badan Pusat Statistik Kota Medan. Tingkat Penghunian Kamar hotel di Kota Medan secara keseluruhan maupun berdasarkan kelas hotel pada tahun 2020 samasama mengalami penurunan yang signifikan jika dibandingkan dengan tahun 2019. Penurunan kondisi pasar properti hotel maupun penurunan Tingkat Penghunian Kamar hotel di Kota Medan pada tahun 2020 jika dibandingkan dengan tahun 2019disebabkan oleh beberapa faktor, terutama faktor penyebaran Virus Korona di Indonesia sejak awal tahun 2020 yang mengakibatkan banyaknya pembatasan mobilitas terhadap masyarakat ke dalam maupun ke luar negeri dalam urusan apapun, sehingga menghambat operasional hotel yang mayoritas penggunanya ialah masyarakat yang melakukan perjalanan jangka pendek./ This Final Project was compiled to find out the condition of the commercial property market, especially in the hotel sector in Medan City during the Covid-19 Pandemic, namely in 2019 and 2020, and to see the changes of the Room Occupancy Rate in both years. The preparation of this paper was carried out by processing secondary data obtained from relevant and authentic sources such as publications from the Central Agency on Statistics, Bank Indonesia, and scientific journals. The results of the study reveal that in 2020, the condition of the commercial property market in the hotel sector in Medan experienced a significant decline when compared to 2019 based on the proportion of Medan GRDP in the hotel and other accommodation business field issued by the Central Agency on Statistics of Medan. The hotel room occupancy rate in Medan as a whole and by hotel class in 2020 both experienced a significant decline when compared to 2019. The declining of hotel property market conditions and hotel room occupancy rates of Medan City in 2020 when compared to 2019 was caused by several factors, especially the spread of the Corona Virus in Indonesia since the beginning of 2020 which resulted in many restrictions on mobility for the community both inside and outside the country in any business, thus hampering the operation of hotels where the majority of their users are people who make short-term trips.
