Abstract

Penilaian bisnis bertujuan untuk mendapatkan perkiraan nilai dari suatu perusahaan, penyertaan atau kepemilikan, dan kepentingan dari perusahaan tersebut dengan menggunakan pendekatan atau metodologi yang telah dibakukan dalam suatu standar penilaian. Dengan menggunakan penilaian bisnis, fokus penelitian ini adalah analisis komparatif kinerja keuangan dan nilai ekuitas milik PT. Bakrieland Development Tbk terhadap perusahaan sebanding pada subsektor pengembangan properti dan operasional. Disamping itu, penelitian ini bertujuan untuk mengetahui kondisi bisnis PT. Bakrieland Development Tbk (ELTY) dengan penggunaan analisis SWOT dan Five Forces of Porter. Selain itu, penelitian ini juga dilakukan untuk mengetahui perbandingan kinerja keuangan dan nilai entitas antara PT Bakrieland Development Tbk (ELTY) dengan PT Ciputra Development Tbk (CTRA), PT Agung Podomoro Land Tbk (APLN), dan PT Lippo Karawaci Tbk (LPKR) pada tahun 2020. Di sisi lain, penelitian ini menggunakan data sekunder yang diperoleh melalui studi pustaka yang relevan dengan objek penelitian, seperti jurnal, laporan keuangan perusahaan, laporan tahunan perusahaan, dan laporan lain yang relevan. Oleh karena itu, dapat disimpulkan berdasarkan data dan fakta bahwa perusahaan memiliki kekuatan kinerja keuangan yang baik dilihat dari penjualan per tahunnya. Namun, perusahaan harus lebih baik lagi dalam mengelola beban kinerja sehingga dapat bertahan dalam kondisi ekonomi yang tidak pasti. Ditambah lagi, dengan nilai ekuitas sebesar Rp 3,014,209,217,808, kinerja ELTY pada current ratio, quick ratio, grossprofit margin, return on equity, dan return on assets lebih baik dari APLN namun tidak sebanding dengan CTRA dan LPKR./ Business valuation aims to estimate the value of company, participation or ownership, and interests in the company by using an approach or methodology that set in particular assessment standard. By using business valuation, this study focuses on a comparative analysis of the financial performance and equity value of PT. Bakrieland Development Tbk against other companies in the property development and operations subsector. Besides, this study aims to determine the business conditions of PT. Bakrieland Development Tbk (ELTY) using SWOT and Five Forces of Porter analysis. Moreover, the objective of this study is knowing the comparison of the financial performance and entities value between PT. Bakrieland Development Tbk (ELTY), PT. Ciputra Development Tbk (CTRA), PT. Agung Podomoro Land, Tbk (APLN), and PT. Lippo Karawaci Tbk (LPKR) in 2020. On the other side, the secondary data is obtained by literature study that is relevant to the object of study, such as journals, company financial statements, company annual reports, and other relevant reports. Therefore, the conclusion of this study based on data and fact is ELTY has good financial performance strength based on sales per year. However, the company must better manage its workload so they can survive in uncertain economic conditions. Moreover, ELTY with equity value of Rp 3,014,209,217,808 has better performance on current ratio, quick ratio, gross profit margin, return on equity, and return on assets than APLN but lack of performance compared to CTRA and LPKR.
