Abstract

Menurut teori bid-rent curve, nilai atau sewa tanah akan berbanding terbalik dengan jarak ke pusat kota atau CBD. CBD merupakan pusat kegiatan ekonomi suatu wilayah yang didalamnya terdapat berbagai jenis pusat perbelanjaan. Sebagai kota yang teradministrasi secara sah, Kota Tangerang Selatan memiliki beberapa jenis pusat perbelanjaan. Pada penelitian ini, penulis menggunakan dua CBD yaitu Teraskota Mall BSD dan Lotte Mart Bintaro sebagai objek penelitian. Penulis akan menganalisis pengaruh pusat perbelanjaan modern terhadap nilai tanah residensial di Kota Tangerang Selatan. Penelitian ini menggunakan metode uji regresi model GWR dan OLS. Uji regresi digunakan untuk mengetahui hubungan antara dua variabel statistik. Pada penelitian ini, nilai tanah adalah variabel terikat sedangkan jarak ke pusat perbelanjaan modern adalah variabel bebas. Hasil uji regresi model GWR dan OLS menyatakan bahwa jarak ke Teraskota Mall BSD dan jarak ke Lotte Mart berpengaruh signifikan baik secara simultan maupun parsial. Pada model OLS, jarak nol (0) terhadap titik CBD diperoleh sebesar Rp5.689.498 sedangkan pada model GWR tidak diperoleh persamaan umum seperti model OLS. Berdasarkan hasil dua model regresi yang telah digunakan, model terbaik yang disarankan adalah model GWR. Hal itu disebabkan oleh nilai r-square yang lebih tinggi dan nilai AIC yang lebih rendah./ According to the bid-rent curve theory, land value or rent will be inversely proportional to the distance to the city center or CBD. The CBD is the center of economic activity in an area where there are various types of shopping centers. As a legally administered city, South Tangerang City has several types of shopping centers. In this study, the author uses two CBDs, namely Teraskota Mall BSD and Lotte Mart Bintaro as research objects. The author will analyze the effect of modern shopping centers on residential land value in South Tangerang City. This research uses the GWR and OLS model regression test methods. Regression test is used to determine the relationship between two statistical variables. In this study, land value is the dependent variable while distance to modern shopping centers is the independent variable. The regression test results of GWR and OLS models state that the distance to Teraskota Mall BSD and the distance to Lotte Mart have a significant effect both simultaneously and partially. In the OLS model, the zero (0) distance to the CBD point is obtained at Rp5,689,498 while in the GWR model no general equation is obtained like the OLS model. Based on the results of the two regression models that have been used, the best model suggested is the GWR model. This is due to the higher r-square value and lower AIC value.
