Abstract

Properti Komersial mengalami perkembangan yang cukup signifikan terutama pada wilayah dengan pertumbuhan ekonomi yang pesat. Faktor yang mempengaruhi tumbuhnya jumlah properti komersial tersebut antara lain pertumbuhan PDRB perkapita, pertumbuhan taraf hidup, jumlah penduduk, dan iklim investasi. Perkembangan ekonomi pada kondisi terkini membuat perkembangan properti komersial khususnya tipe perhotelan menjadi surut. Penurunan Tingkat Penghunian Kamar (TPK) Hotel nasional dikarenakan kebijakan pemerintah dalam penanganan covid-19. Hal tersebut berimbas juga pada surutnya sektor pariwisata nasional. Penelitian ini bertujuan untuk mengetahui seberapa besar penyerapan pasar properti perhotelan di Kabupaten Tulungagung, Jawa Timur pada Wonorejo Hotel and Resort sebagai objek analisis. Data yang digunakan meliputi data primer yang berasal dari manajer hotel dan instansi pemerintah daerah terkait. Serta data sekunder dari Badan Pusat Statistik, Kementerian Pariwisata dan Ekonomi Kreatif, Bank Indonesia, dll. Penyerapan pasar atau dikenal dengan istilah marketabilitas properti dianalisis menggunakan analisis time series selama lima tahun. Proyeksi penyerapan pasar juga dilakukan dengan metode weighted moving average (WMA). Simpulan analisis memaparkan tren penyerapan pasar pada objek analisis tahun 2017 hingga tahun 2021, serta tahun proyeksi pada tahun 2022 hingga tahun 2026./ Commercial Property has significant development, especially in areas with rapid economic growth. Factors influencing the growth in the number of commercial properties include per capita GRDP growth, growth in living standards, population, and the investment climate. Economic developments in the current conditions have made the development of commercial properties, especially the hotel type, recede. The decline in the National Hotel Room Occupancy Rate (HRO) was due to government policies in handling COVID-19. There is an impact on the decline in the national tourism sector. This study aims to determine how big the absorption of the hotel property market in Tulungagung Regency, East Java at the Wonorejo Hotel and Resort as the object of analysis. The data used include primary data from hotel managers and related local government agencies. As well as secondary data from the Central Statistics Agency, the Ministry of Tourism and Creative Economy, Bank Indonesia, etc. Market absorption or known as property marketability is analyzed using time series analysis for five years. The projection of market absorption is also carried out using the weighted moving average (WMA) method. With the conclusion, the analysis describes the trend of market absorption in the object of analysis from 2017 to 2021, as well as the projection year from 2022 to 2026.
