Abstract

"Abstrak Karya tulis ini bertujuan untuk mengetahui penerapan manajamen properti terhadap pemeliharaan bangunan SMA Negeri 1 Banguntapan dan mengetahui opini penilaian bangunan SMA Negeri 1 Banguntapan Bantul saat pandemi covid-19. Metode pengumpulan data dalam yang digunakan adalah metode studi literatur dan metode penelitian lapangan. Pelaksanaan studi literatur dilakukan dengan mencari informasi dari buku, internet, peraturan, dan sumber lain yang berkaitan dengan manajemen properti. Sementara pelaksanaan penelitian lapangan dilakukan dengan pengamatan secara langsung proses pemeliharaan bangunan SMA Negeri 1 Banguntapan Bantul. Dalam penelitian lapangan ini juga dilaksanakan wawancara dengan Wakil Kepala Sekolah Bagian Sarana dan Prasarana selaku penanggung jawab bangunan sekolah. Hasil penelitian menunjukkan bahwa bangunan SMA Negeri 1 Banguntapan Bantul telah sesuai dengan peraturan nasional. Pelaksanaan mekanisme pemeliharaan bangunan SMA Negeri 1 Banguntapan Bantul menerapkan fungsi atau proses manajemen yaitu perencanaan, pengorganisasian, pelaksanaan, dan pengawasan. Pelaksanaan pemeliharaan bangunan sebelum dan saat terjadi pandemi covid-19, terdapat perbedaan dalam jadwal pemeliharaan dan biaya yang dikeluarkan untuk pemeliharaan. Untuk perhitungan opini penilaian SMA Negeri 1 Banguntapan Bantul dilakukan menggunakan 2 pendekatan, yaitu pendekatan pasar dan biaya. Pendekatan pasar untuk menghitung nilai tanah dan pendekatan biaya untuk menghitung nilai bangunan. Berdasarkan perhitungan opini nilai tersebut, didapatkan nilai properti SMA Negeri 1 Banguntapan Bantul sebesar Rp.54.116.000.000,00. / This paper aims to determine the application of property management to the maintenance of the SMA Negeri 1 Banguntapan building and to find out the opinion on the assessment of the building at the SMA Negeri 1 Banguntapan Bantul during the covid-19 pandemic. The data collection methods used are literature study methods and field research methods. The literature study was carried out by seeking information from books, the internet, regulations, and other sources related to property management. Meanwhile, the implementation of field research was carried out by direct observation of the maintenance process of the SMA Negeri 1 Banguntapan Bantul building. In this field research, interviews were also conducted with the Deputy Principal of the Facilities and Infrastructure Section as the person in charge of the school building. The results showed that the building of SMA Negeri 1 Banguntapan Bantul has followed the national regulations. The implementation of the building maintenance mechanism of SMA Negeri 1 Banguntapan Bantul implements a management function or process, namely planning, organizing, implementation, and control. Implementation of building maintenance before and during the covid-19 pandemic, there are differences in the maintenance schedule and costs incurred for maintenance. To calculate the opinion assessment of SMA Negeri 1 Banguntapan Bantul, two approaches are used, namely the market and cost approach. The Market approach to calculate land value and the cost approach to calculate building value. Based on the calculation of the opinion value, the property value of SMA Negeri 1 Banguntapan Bantul is Rp. 54,116,000,000.00.
