Abstract
Infrastruktur merupakan komponen penting dalam mengakomodir beragam aktivitas ekonomi dalam suatu kota bagi masyarakatnya. Infrastruktur dibangun secara bertahap berdasarkan kebutuhan akan infrastruktur di kota tersebut. Salah satu bentuk dari infarstruktur adalah bandar udara. Bandar udara sebagai pintu gerbang dan merupakan insfrastruktur yang penting. Keberadaan bandara akan menimbulkan perkembangan di wilayah sekitarnya. Bandar Udara Internasional Juanda Surabaya yang terletak di Kabupaten Sidoarjo, Kecamatan Sedati menimbulkan peralihan penggunaan lahan. Atas hal tersebut,aktivitas ekonomi meningkat sehingga menumbuhkan minat investor dalam berinvestasi membeli tanah di wilayah bandara. Penelitian ini bertujuan untuk mengidentifikasi apakah keberadaan Bandar Udara Internasional Juanda Surabaya berpengaruh signifikan terhadap nilai tanah di Kabupaten Sidoarjo. Penelitian ini dilakukan terhadap properti tanah yang berada di Kabupaten Sidoarjo pada tahun 2022. Penelitian dilakukan dengan mengumpulkan data harga tanah di 18 kecamatan yang tersebar di Kabupaten Sidoarjo kemudian dilakukan regresi dalam menentukan pengaruh terhadap jarak ke bandara. Dalam menyempurnakan penelitian, ditambahkan variabel independen yaitu Transmart Mall Sidoarjo dan Lumpur Lapindo. Berdasarkan penelitian yang telah dilakukan, hasil terbagi menjadi pengaruh secara simultan dan parsial. Secara simultan keberadaan Bandar Udara, Transmart Mall, dan Lumpur Lapindo berpengaruh secara signifikan dengan koefisien determinasi 72,72%. Secara parsial, Bandar Udara memiliki korelasi negatif terhadap jarak yang berarti semakin dekat dengan variabel independen semakin naik nilainya. / Infrastructure is an important component in accommodating various economic activities in a city. Infrastructure is built in stages based on the need for infrastructure in the city. One form of infrastructure is an airport. The airport as a gateway and is an important infrastructure. the existence of the airport will lead to developments in the surrounding area. Surabaya Juanda International Airport, which is located in Sidoarjo Regency, Sedati District, generate to the new land use. Due to this, economic activity has increased, thereby increasing investor interest in investing in buying land in the airport area. This study aims to identify whether the existence of Juanda International Airport in Surabaya has a significant effect on land values in Sidoarjo Regency. This research was conducted on land properties located in Sidoarjo Regency in 2022. The research was conducted by collecting land price data in 18 sub-districts spread across Sidoarjo Regency and then doing a regression in determining the effect on distance to the airport. In perfecting the research, independent variables were added, namely Transmart Mall Sidoarjo and Lumpur Lapindo. Based on the research that has been done, the results are divided into simultaneous and partial effects. Simultaneously the existence of the Airport, Transmart Mall, and Lapindo Mud has a significant effect with a coefficient of determination of 72.72%. Partially, the airport has a negative correlation with distance, which means that the closer to the independent variable, the higher the value.
