Abstract
"Kecamatan Kuta Utara memiliki beberapa pantai yang cukup banyak dikunjungi oleh wisatawan, baik lokal maupun mancanegara. Pantai-pantai tersebut dapat berkontribusi pada pola penggunaan lahan dan harga tanah per meter perseginya. Secara umum, tulisan ini dibuat untuk mengetahui faktor-faktor yang memengaruhi harga tanah di Kecamatan Kuta Utara. Secara spesifik, penulisan ini bertujuan untuk mengetahui pengaruh jarak ke pantai terhadap harga tanah di Kecamatan Kuta Utara. Data yang digunakan merupakan data pasar penawaran tanah dalam periode November 2021 hingga Februari 2022. Telah dilakukan analisis korelasi dan regresi pada data-data utama, yakni harga tanah per meter persegi, jarak ke pantai, jarak ke jalan utama, dan lebar jalan. Dari analisis tersebut, ditemukan beberapa hal. Pertama, faktor jarak ke pantai, jarak ke jalan utama, dan lebar jalan berpengaruh sebesar 71,7% terhadap harga tanah di Kecamatan Kuta Utara. Sisanya, yakni sebesar 28,3% dipengaruhi oleh faktor-faktor lain yang tidak diteliti. Kedua, jarak ke pantai, jarak ke jalan utama, dan lebar jalan secara bersama-sama memiliki hubungan yang sangat kuat dengan harga tanah di Kecamatan Kuta Utara. Ketiga, terdapat hubungan negatif yang sangat kuat antara jarak ke pantai dengan harga tanah di Kecamatan Kuta Utara. Artinya, semakin jauh jarak sebidang tanah ke pantai maka harganya akan semakin rendah. / North Kuta District has several beaches that are quite visited by tourists, both local and foreign. These beaches can contribute to land use patterns and land prices per square meter. In general, this paper was made to determine the factors affecting land prices in North Kuta District. Specifically, this paper aims to determine the effect of distance to the beach on land prices in North Kuta District. The data used is land offering market data from November 2021 to February 2022. Correlation and regression analysis has been carried out on the primary data, namely the price of land per square meter, the distance to the beach, the distance to the main road, and the width of the road. From the analysis, several things were found. First, the factors of distance to the beach, distance to the main road, and road width have an effect of 71.7% on land prices in North Kuta District. The remaining 28.3% was influenced by other factors that were not studied. Secondly, the distance to the beach, the distance to the main road, and the width of the road together strongly relate to the land price in North Kuta District. Third, a solid negative relationship exists between the distance to the beach and land prices in North Kuta District. The farther the distance of a piece of land to the beach, the lower the price will be.
