Abstract

Semua jenis bisnis yang berjalan di suatu cakupan pasar pasti akan mempengaruhi perekonomian regional daerah yang bersangkutan. Perekonomian regional adalah elemen-elemen yang mendasari kemajuan ekonomi sebuah negara. Kemajuan suatu bisnis sangat dipengaruhi pada status ekonomi wilayah regional. Wilayah regional yang maju atau tertinggal akan memberikan pengaruh siginifikan pada tingkat keuntungan suatu bisnis. Salah satu stratergi bisnis yang baik adalah mempertimbangkan aspek ekspektasi keuntungan di masa depan dengan melihat wilayah regional sebagai cakupan bisnis beroperasi. Wilayah regional yang meyakinkan untuk dipilih adalah wilayah Ibukota. Wilayah Ibukota umumnya memiliki kemajuan ekonomi yang paling tinggi diantara kota lainnya. Target keuntungan dan sasaran pelaku pasar di Ibukota memberikan ekspektasi positif. Satu bisnis yang cukup meyakinkan adalah bisnis properti retail. Lain halnya dengan bisnis retail, bisnis properti retail adalah bisnis yang berhubungan pada properti sebagai sarana bisnis retail berlangsung. Bisnis properti retail adalah bisnis yang terkenal dan menguntungkan. Namun, tantangan akan penurunan kualitas ekonomi yang disebabkan pandemi Covid-19 menjadi faktor eksternal pasar yang umumnya merugikan setiap jenis bisnis. Karya tulis ini akan menyajikan hasil pasar yang mendefinisikan kondisi pasar properti retail di Provinsi DKI Jakarta. Hasil penelitian ini bertujuan untuk melihat permintaan, penawaran, dan kondisi pasar properti retail di Provinsi DKI Jakarta pada periode waktu tertentu serta pengaruh pandemi Covid-19 pada bisnis tersebut. Hasil penelitian diperoleh dari pengolahan data primer dan data sekunder yang relevan. Hasil penelitian diperoleh dengan mempertimbangkan faktor penyusun utama pasar yaitu permintaan dan penawaran properti retail. Analisis yang digunakan adalah Analisis Time-Series. Hasil akhir penelitian menjelaskan bahwa meskipun resesi ekonomi menurunkan aktivitas pasar, tidak semua pelaku dan bisnis pasar mengalami penurunan aktivitas pasar, termasuk bisnis properti retail di Provinsi DKI Jakarta./ All types of business that run in a certain market coverage will definitely affect the regional economy of the area concerned. The regional economy is the elements that underlie the economic progress of a country. The progress of a business is greatly influenced by the economic status of the regional area. Regional areas that are developed or lagging will have a significant influence on the level of profit of a business. One of the good business strategies is to consider the aspect of future profit expectations by looking at the regional area as the scope of business to operate. A convincing regional region to choose from is the Capital region. The Capital Region generally has the highest economic progress among other cities. Profit targets and market participants' targets in the capital city provide positive expectations. One business that is quite convincing is the retail property business. As with the retail business, the retail property business is a business that deals with property as a means for retail business to take place. The retail property business is a well-known and profitable business. However, the challenge of a decline in economic quality caused by the Covid-19 pandemic is an external market factor that generally harms every type of business. This paper will present market results that define retail property market conditions in DKI Jakarta Province. The results of this study aim to look at the demand, supply, and market conditions of retail property in DKI Jakarta Province at a certain time period and the impact of the Covid-19 pandemic on the business. The results obtained from the processing of primary data and relevant secondary data. The results obtained by considering the main constituent factors of the market, namely the demand and supply of retail properties. The analysis used is Time-Series Analysis. The final result of the study explains that although the economic recession has reduced market activity, not all market players and businesses have experienced a decline in market activity, including the retail property business in DKI Jakarta Province.
