Abstract
Banyak hal yang dapat mempengaruhi nilai dari suatu properti seperti lokasi, aksesibilitas, jarak ke fasilitas, dan hal lainnya. Terkait jarak properti ke suatu fasilitas dapat berupa jarak ke pusat perbelanjaan, jarak ke stasiun, jarak ke bandara, dan fasilitas umum lainnya. Gerbang Tol Semayang menjadi objek yang menarik perhatian penulis untuk mengetahui apakah jarak properti ke Gerbang Tol Semayang ini dapat mempengaruhi nilai dari suatu properti berupa tanah kosong di Kecamatan Sunggal, Kabupaten Deli Serdang. Pengumpulan data dilakukan secara survey langsung dan juga secara online dari website jual beli properti. Properti yang dipilih untuk penilaian ialah properti tanah kosong serta properti tanah dan bangunan yang nantinya nilainya akan diekstraksi menjadi tanah kosong. Teknik analisis yang digunakan ialah teknik analisis regresi dengan 2 metode yaitu Ordinary Least Square dan Geographically Weighted Regression. Dalam penilaian dibutuhkan tambahan 1 objek yang menjadi variabel independen agar menghasilkan nilai yang lebih baik yaitu IJC Mart. Dengan menggunakan metode analisis tersebut, dihasilkan sebuah model regresi yang menyatakan bahwa IJC Mart tidak mempengaruhi secara signifikan, sedangkan Gerbang Tol Semayang mempengaruhi nilai tanah secara signifikan. Model regresi yang dihasilkan dapat dilihat sebagai berikut: Nilai Tanah = 1.817.762,97 - 99,355639 (Jarak ke Gerbang Tol Semayang) - 50,488024 (Jarak ke IJC Mart)./ Many things can affect the value of a property such as location, accessibility, distance to facilities, and other things. Related to the distance of the property to a facility, it can be in the form of distance to a shopping center, distance to the station, distance to the airport, and other public facilities. The Semayang Toll Gate became the object that attracted the writer's attention to find out whether the distance of the property to the Semayang Toll Gate could affect the value of a property in the form of vacant land in Sunggal District, Deli Serdang Regency. Data collection is carried out by direct surveys and also online from property buying and selling websites. The properties selected for the appraisal are vacant land properties as well as land and building properties whose value will later be extracted into vacant land. The analysis technique used is a regression analysis technique with 2 methods, namely Ordinary Least Square and Geographically Weighted Regression. In the assessment, one additional object is needed which becomes an independent variable in order to produce a better value, namely IJC Mart. By using this analysis method, a regression model is generated which states that IJC Mart does not significantly affect, while the Semayang Toll Gate affects land values significantly. The resulting regression model can be seen as follows: Land Value = 1.817.762.97 - 99.355639 (Distance to Semayang Toll Gate) - 50.488024 (Distance to IJC Mart)
