Abstract
"Real estate merupakan salah satu properti dimana berupa tanah ditambah bangunan dan sumber daya yang terdapat di atas tanah tersebut. Dalam proses pasar real estate biasa dilakukan penilaian untuk mengetahui nilai dari properti tersebut yang nanti dapat menjadi dasar dalam kegiatan pasar properti. Penilaian properti sendiri adalah suatu perkiraan atau opini manfaat ekonomi atas barang yang dinilai pada suatu ukuran waktu tertentu dan definisi nilai yang tertentu pula. Dalam karya tulis ini, properti yang diteliti penulis berupa properti komersial. Properti komersial merupakan salah satu jenis real property yang memiliki kemampuan untuk menghasilkan arus kas dan semua aspek komersialnya. Properti komersial yang dinilai penulis berjenis ruko yaitu ruko dari usaha Mi Pangsit Ayam Cen Cen dan diteliti dengan tujuan untuk mengetahui nilai pasar dari ruko tersebut berdasarkan harga sewa yang terjadi di lapangan. Pada proses penilaian properti, penulis menggunakan pendekatan pendapatan yang ideal dalam penilaian properti komersial dan penulis menggunakan metode Discounted Cash Flow (DCF) yang dimana nilai ditentukan dengan mengkonversikan nilai perkiraan arus kas pada masa mendatang ke nilai saat ini. Dalam proses penilaian, dapat disimpulkan bahwa estimasi nilai properti berupa ruko dari usaha Mi Ayam Pangsit Cen Cen yaitu berkisar Rp 288.024.000 dimana nilai ruko tersebut masih tergolong rendah karena nilai sewa ruko tersebut yang masih tergolong rendah dibandingkan sewa ruko berdasarkan data harga sewa dan harga jual ruko pembanding yang dimiliki penulis. / Real estate is one of the properties in the form of land plus buildings and resources contained on the land. In the real estate market process, a valuation is usually carried out to find out the value of the property which can later become the basis for property market activities. Property valuation itself is an estimate or opinion of the economic benefits of goods that are valued at a certain time and a certain definition of value. In this final essay, the property studied by the author is in the form of commercial property. Commercial property is one type of real property that has the ability to generate cash flow and all its commercial aspects. The commercial property valuation by the author is a shop-house type, namely the shop-house of the Mi Pangsit Ayam Cen Cen business and is investigated with the aim of knowing the market value of the shop-house based on the rental price that occurs in the field. In the property appraisal process, the authors use the ideal income approach in valuing commercial properties and the authors use the Discounted Cash Flow (DCF) method where the value is determined by converting the estimated future cash flow value to the current value. In the appraisal process, it can be concluded that the estimated property value in the form of shophouses from Mi Ayam Pangsit Cen Cen business is around Rp. 288,024,000 where the value of the shophouse is still relatively low because the rental value of the shophouse is still relatively low compared to shop-house rentals based on rental price and price data. selling comparison shop owned by the author.
