Abstract

Perkembangan pada suatu wilayah pada akhir ini mengalami pertumbuhan yang masif. Salah satu wilayah yang mengalami pertumbuhan adalah Kabupaten Malang, Jawa Timur. Pembangunan Gerbang Tol Pakis serta Bandar Udara Abdul Rachman Saleh Malang yang berada di wilayah tersebut memberikan multiplier effect kepada masyarakat sekitar. Efek yang ditimbulkan berupa perubahan lahan yang awalnya digunakan sebagai pertanian menjadi pemukiman. Oleh karena itu perlunya melakukan penelitian untuk mengetahui apakah jarak bandara dengan jarak gerbang tol berpengaruh secara signifikan terhadap nilai tanah. Penelitian dilakukan dengan menggunakan metode studi lapangan berupa penghimpunan data penawaran dan transaksi penjualan tanah dalam satu wilayah Kabupaten Malang. Selanjutnya, melakukan estimasi jarak antara jarak tanah dengan gerbang tol dan bandara dengan menggunakan aplikasi ArcGis. Setelah jarak tiap tanah didapatkan, maka dilakukan analisis regresi untuk mengetahui seberapa besar pengaruh nilai tanah terhadap kedekatan gerbang tol dan bandara. Aplikasi yang digunakan berupa SIPSS dan MGWR. Hasil penelitian menunjukkan bahwa nilai tanah dapat dipengaruhi secara signifikan oleh jarak tanah dengan bandara dan gerbang tol, pengaruh tersebut dilakukan dengan parsial dan simultan./ Developments in an area have recently experienced massive growth. One of the areas experiencing growth is Malang Regency, East Java. The construction of the Pakis Toll Gate and Malang Abdul Rachman Saleh Airport in the area provides a multiplier effect to the surrounding community. The effect is in the form of land changes that were originally used as agriculture to become settlements. Therefore, it is necessary to conduct research to determine whether the distance between the airport and the toll gate has a significant effect on land value. The research was conducted using a field study method in the form of collecting data on offers and transactions for land sales in one area of Malang Regency. Next, estimate the distance between the land and the toll gate and airport using the ArcGis application. After the distance of each land is obtained, then a regression analysis is carried out to find out how much influence the land value has on the proximity of the toll gate and airport. The applications used are SIPSS and MGWR. The results showed that the land value can be significantly affected by the distance of the land from the airport and toll gates, the influence is carried out partially and simultaneously.
