Abstract
Berdirinya suatu pabrik dapat mempengaruhi nilai tanah di sekitarnya. Semakin dekat dengan pabrik, maka akan semakin tinggi nilai tanah per meter, begitu pula sebaliknya. Namun, nilai tanah yang dekat dengan pabrik juga akan dipengaruhi oleh tingkat kebisingan yang timbul akibat aktivitas pabrik. Hal ini membuat nilai tanah yang semula tinggi karena berada di dekat pabrik akan mengalami penurunan sebesar pengaruh tingkat kebisingan yang diterima. Penelitian ini bertujuan untuk membuktikan teori mengenai nilai tanah tersebut dengan kasus di Desa Mantingan Kecamatan Salam Kabupaten Magelang menggunakan objek penelitian PT. Kayu Lima Sentosa (KLS). Penelitian ini merupakan penelitian berjenis deskriptif dan kuantitatif. Metodologi penelitian yang digunakan adalah studi kepustakaan untuk mendapatkan data sekunder dan peninjauan langsung ke lapangan untuk mendapatkan data primer. Dalam penelitian ini, data diolah dengan metode Ordinary Least Square (OLS) melalui analisis regresi berganda. Pengolahan data dilakukan untuk membuktikan hipotesis yang sesuai dengan teori. Hasil penelitian dari topik yang diangkat menunjukkan bahwa terdapat hubungan yang signifikan antara variabel jarak ke pabrik dan variable tingkat kebisingan secara simultan maupun parsial terhadap nilai tanah, sehingga dapat disimpulkan bahwa adanya PT. Kayu Lima Sentosa (KLS) mempengaruhi nilai tanah disekitarnya./ The establishment of a factory can affect the value of the surrounding land. The closer to the factory, the higher the land value per meter, and vice versa. However, the value of land close to the factory will also be affected by the noise level caused by factory activities. This makes the value of the land which was originally high because it is near the factory will decrease by the effect of the noise level received. This study aims to prove the theory regarding the value of the land with the case in Mantingan Village, Salam District, Magelang Regency using the research object of PT. Kayu Lima Sentosa (KLS). This research is a descriptive and quantitative research. The research methodology used is literature study to obtain secondary data and direct observation to the field to obtain primary data. In this study, the data was processed using the Ordinary Least Square (OLS) method through multiple regression analysis. Data processing is done to prove the hypothesis in accordance with the theory. The results of the research on the topics raised indicate that there is a significant relationship between the variable distance to the factory and the variable noise level simultaneously or partially on the land value, so it can be concluded that the existence of PT. Kayu Lima Sentosa (KLS) affects the value of the surrounding land.
