Abstract

Konsep Hedonic Price mengasumsikan bahwa manusia membeli properti sebagai satu kesatuan dengan berbagai atribut dan karakteristik yang melekat di dalamnya. Oleh karena itu, mengestimasi nilai properti dapat dilakukan dengan memasukkan karakteristik atau atribut baik yang berkaitan langsung maupun tidak langsung dengan properti. Adapun yang menjadi sorotan pada penulisan ini, yaitu terkait tanah sudut dimana nilai properti pada perumahan akan berbeda-beda akibat posisi atau letak rumah yang dihuni. Perumahan Perumnas Klipang Green 2 merupakan salah satu perumahan Perumnas yang memiliki nilai properti yang berbeda-beda akibat dari karakteristik atau atribut yang melekat di dalamnya. Tujuan dari penulisan adalah untuk mengetahui dan menganalisis seberapa besar pengaruh faktor-faktor pembentuk nilai properti khususnya posisi tanah sudut pada Perumahan Perumnas Klipang Green 2. Dalam penulisan ini, diambil sampel data responden penghuni perumahan sebanyak 33 orang sebagai dasar pengujian hipotesis menggunakan analisis regresi linier berganda. Dari hasil analisis menunjukan bahwa tanah sudut merupakan faktor yang memiliki pengaruh paling besar dan signifikan terhadap nilai properti pada Perumahan Perumnas Klipang Green 2. /The concept of Hedonic Price assumes that humans buy property as a unit with various attributes and characteristics attached in it. Therefore, estimating property value can be done by including characteristics or attributes that are directly or indirectly related to the property. As for the highlights in this paper, related to corner lot where property value in housing will different due to position or location of inhabited house. Perumahan Perumnas Klipang Green 2 is one of the Perumnas housing that has different property values due to characteristics or attributes attached in it. The objective of this paper was to find out and to analyze how much influence forming factors property values, especially corner lot position at Perumahan Klipang Green 2. In this paper, a sample of 33 housing residents was taken as the basis for tested the hypothesis by using multiple linear regression analysis. The result of analysis showed that corner lot was the factor with largest and most significant influence on property value at Perumahan of Perumnas Klipang Green 2.
