Abstract

Perumahan merupakan kelompok rumah yang berfungsi sebagai lingkungan tempat tinggal atau lingkungan hunian yang dilengkapi dengan prasarana dan sarana lingkungan. Perumahan terbagi menjadi dua yaitu perumahan komersial dan perumahan subsidi. Tujuan penelitian ini untuk menentukan harga pasar dan indeks aksesibilitas atas properti perumahan subsidi pada daerah perumahan Griya Lavender di kawasan Pematang Gubernur, Kota Bengkulu. Penelitian ini dilakukan dengan membandingkan tiga properti sejenis yaitu perumahan Devina Residence, perumahan Ejukha Residence Kanada, dan perumahan Pematang Permai yang dilakukan dengan metode pendekatan pasar dan pendekatan biaya serta indeks aksesibilitas. Data dan isi penelitian ini diambil menggunakan metode pengumpulan data yaitu studi kepustakaan, wawancara dan survei lapangan. Penilaian atas perumahan ini membandingkan menggunakan aspek waktu transaksi, lokasi, kondisi fisik, luas bangunan, topografi, luas tanah, arsitektur, dan fasilitas. Hasil pada penelitian ini menunjukkan perumahan Griya Lavender memiliki aksesibilitas dengan skor 2,31 (Cukup) dengan hasil penilaian dengan pendekatan pasar sebesar Rp148.700.000,00 dan pendekatan biaya sebesar Rp102.039.000,00. Berdasarkan Analisis penilaian menggunakan metode pendekatan pasar dan pendekatan biaya didapatkan total nilai perumahan subsidi dikawasan Pematang Gubernur, sebesar Rp125.400.000,00. /Housing is a group of houses that function as a residential environment or residential environment equipped with environmental infrastructure and facilities. Housing is divided into two, namely commercial housing and subsidized housing. The purpose of this study was to determine the market price and accessibility index of subsidized housing properties in the Griya Lavender housing area in the Pematang Gubernur area, Bengkulu City. This research was conducted by comparing three similar properties, namely Devina Residence housing, Ejukha Residence housing, and Pematang Permai housing which was carried out using a market approach and a cost approach as well as an accessibility index. The data and content of this study were taken using data collection methods, namely library research, interviews and field surveys. This housing assessment compares using aspects of transaction time, location, physical condition, building area, topography, land area, architecture, and facilities. The results of this study indicate that Griya Lavender housing has accessibility with a score of 2.31 (Enough) with the results of an assessment using a market approach of Rp. 148.70.000,00 and a cost approach of Rp. 102.039.000,00. Based on the analysis of the assessment using the market approach and the cost approach, the total value of subsidized housing in the Pematang Governorate area is Rp. 125,400,000.
