Abstract

ABSTRAK Pandemi Covid-19 melanda dunia pada akhir 2019 sehingga membuat ekonomi dunia serta Indonesia terguncang. Situasi ini menekan operasional dan kinerja keuangan perusahaan termasuk perusahaan subsektor properti dan real estat. Penelitian ini bertujuan untuk menganalisis dampak pandemi Covid-19 terhadap perusahaan subsektor properti dan real estat, analisis yang digunakan berdasarkan rasio likuiditas, rasio solvabilitas, rasio profitabilitas, dan rasio aktivitas perusahaan. Studi ini menggunakan data keuangan perusahaan subsektor properti dan real estat yang terdaftar pada indeks IDX80 Bursa Efek Indonesia sebelum dan saat pandemi Covid-19 terjadi (2019-2021). Analisis dilakukan dengan membandingkan kinerja keuangan perusahaan sebelum dan selama pandemi untuk mengidentifikasi dampak dan perubahan yang terjadi serta membandingkan kinerja keuangan antar perusahaan . Hasil penelitian menunjukkan bahwa pandemi Covid-19 memiliki dampak negatif terhadap kinerja keuangan perusahaan subsektor properti dan real estat terutama pada tahun 2020 yang merupakan tahun awal pandemi masuk ke Indonesia. Perusahaan di subsektor ini memilliki tantangan dari sisi likuiditas, solvabilitas, dan profitabilitas sehingga memerlukan strategi baru serta harus mampu adaptasi dengan kondisi yang berbeda. Beberapa perusahaan mulai mampu beradaptasi dengan baik dan melihat peluang baru dalam situasi ini yang ditunjukkan dengan mulai mambaiknya kinerja keuangan tahun 2021. / ABSTRACT The Covid-19 pandemic hit the world at the end of 2019, shaking the world economy and Indonesia. This situation put pressure on the operational and financial performance of companies, including companies in the property and real estate sub-sector. This study aims to analyze the impact of the Covid-19 pandemic on property and real estate sub-sector companies, the analysis used is based on liquidity ratios, solvency ratios, profitability ratios, and company activity ratios. This study uses financial data from property and real estate sub-sector companies listed on the IDX80 index on the Indonesia Stock Exchange before and during the Covid-19 pandemic (2019-2021). The analysis was carried out by comparing the company's financial performance before and during the pandemic to identify the impacts and changes that occurred and to compare the financial performance between companies. The results of the study show that the Covid-19 pandemic has hurt the financial performance of property and real estate sub-sector companies, especially in 2020 which was the year the pandemic first entered Indonesia. Companies in this sub-sector face challenges in terms of liquidity, solvency and profitability so that they require new strategies and must be able to adapt to different conditions. Some companies are starting to be able to adapt well and see new opportunities in this situation as indicated by the improving financial performance in 2021.
