Abstract

COVID-19 telah mempengaruhi kinerja pasar properti di berbagai daerah di Indonesia termasuk di Kecamatan Mandai, Kabupaten Maros, Sulawesi Selatan. Adanya pandemi COVID-19 memberikan dampak pada permintaan dan penawaran pada properti residensial berupa rumah tapak. Oleh karena itu, pada Karya Tulis Tugas Akhir ini dilakukan analisis permintaan dan penawaran untuk mengetahui bagaimana COVID-19 mempengaruhi permintaan dan penawaran properti residensial berupa rumah tapak di Kecamatan Mandai. Dalam menyusun dan menyelesaikan Karya Tulis Tugas Akhir, penulis mengumpulkan, mengolah, dan menganalisis data dengan menggunakan data primer dan data sekunder. Data primer yang digunakan adalah data dari agen properti terkait rumah yang diminati masyarakat di Kecamatan Mandai. Data sekunder yang digunakan adalah beberapa data yang bersumber dari publikasi dan data statistik yang dirilis oleh beberapa institusi/lembaga. Dalam analisis ini, diketahui tren permintaan dan penawaran properti residensial berupa rumah tapak di Kecamatan Mandai pada tahun 2019 s.d 2022 (Q1) mengalami fluktuasi tiap tahunnya. Selain itu, interaksi antara permintaan dan penawaran properti residensial berupa rumah tapak di Kecamatan Mandai pada periode 2019 s.d. 2022 (Q1) secara umum terjadi kelebihan terhadap jumlah penawaran, kecuali pada tahun 2020, terjadi kelebihan permintaan. Hasil analisis ini dapat membantu pemerintah setempat dan masyarakat dalam merencanakan pengembangan dan pertimbangan investasi pada properti residensial di Kecamatan Mandai. / COVID-19 has affected the performance of the property market in various regions in Indonesia, including in the Mandai District, Maros Regency, South Sulawesi. The existence of the COVID-19 pandemic has an impact on demand and supply for residential properties in the form of landed houses. Therefore, in this Final Project, an analysis of demand and supply is carried out to find out how COVID-19 affects the demand and supply of residential properties in the form of landed houses in the Mandai District. In compiling and completing the Final Project, the authors collect, process, and analyze data using primary data and secondary data. The primary data used is data from property agents related to houses that are of interest to the community in the Mandai District. The secondary data used are several data sourced from publications and statistical data released by several institutions. In this analysis, it is known that the demand and supply trend of residential properties in the form of landed houses in the Mandai District from 2019 to 2022 (Q1) fluctuates yearly. In addition, the interaction between demand and supply of residential properties in the form of landed houses in the Mandai District in the period 2019 to 2022 (Q1) in general there is an oversupply, except in 2020, there is an overdemand. The results of this analysis can assist the local government and the community in planning development and investment considerations in residential properties in the Mandai District.
