Abstract

"Abstrak Pertumbuhan penduduk di Kota Pontianak terus meningkat sepanjang tahunnya. Pertumbuhan ini diikuti dengan luas lahan Kota Pontianak yang kecil. Hal ini memberikan pengaruh kepada sektor properti yang ada di kota ini. Tuntutan kebutuhan perumahan untuk para rumah tangga baru akan membuat para developer terus mengembangkan usahanya dengan membangun perumahan sesuai dengan permintaan yang ada. Namun perumahan yang telah terbangun dan yang sudah ada tidak dapat diserap oleh pasar seluruhnya. Hal in menarik perhatian penulis untuk membuat penelitian guna memberikan gambaran kondisi pasar properti residensial di Kota Pontianak pada saat pandemi, sebelum pandemi, dan gambaran kondisi pasar setelah pandemi. Metode penelitian yang digunakan yaitu metode studi kepustakaan yang bersumber dari buku, literatur, catatan, dan laporan yang berkaitan dengan penelitian ini. Data tersebut juga berasal dari lembaga penyedia data resmi seperti Badan Pusat Statistik, Bank Indonesia, Dinas Kependudukan dan Pencatatan Sipil, serta peraturan perundang-undangan yang ada di Indonesia. Untuk mengetahui besarnya permintaan properti residensial, penulis menggunakan metode Housing Demand Estimated. Penawaran properti residensial didapat dari hasil olahan data penawaran pemasangan PDAM baru di setiap tahunnya. Dari metode tersebut kemudian penulis melakukan analisis untuk mencari gambaran hubungan antara permintaan dan penawaran properti residensial di Kota Pontianak selama masa pandemi, sebelum pandemi, dan setelah adanya pandemi. Hasil yang penulis dapat dari anailisis yang telah dilakukan ialah permintaan dan penawaran properti residensial selama masa pandemi cenderung menurun dibandingkan dengan sebelum pandemi. Keadaan pasar yang terjadi pada saat sebelum dan setelah pandemi ialah oversupply atau sedang terjadi kelebihan penawaran. sementara itu, untuk proyeksi permintaan dan penawaran properti residensial di Kota Pontianak juga menunjukkan keadaan yang oversupply. / The Population growth in Pontianak City continues to increase throughout the year. This growth was followed by the small land area of Pontianak City. This has an impact on the property sector in this city. The demands of housing needs for new households will make developers continue to develop their business by building housing in accordance with existing demand. However, the built and existing housing cannot be fully absorbed by the market. This attracted the author's attention to conduct research to provide an overview of the condition of the residential property market in Pontianak City during the pandemic, before the pandemic, and an overview of market conditions after the pandemic. The research method used is the literature study method sourced from books, literature, notes, and reports related to this research. The data also comes from official data-providing institutions such as the Central Statistics Agency, Bank Indonesia, the Population and Civil Registration Service, as well as existing laws and regulations in Indonesia. To find out the amount of residential property demand, the author uses the Housing Demand Estimated method. Residential property offers are obtained from the processed data of offers for the installation of new PDAM every year. From this method, the author then conducts an analysis to find a description of the relationship between demand and supply of residential properties in Pontianak City during the pandemic, before the pandemic, and after the pandemic. The results that the authors get from the analysis that has been carried out are that the demand and supply of residential properties during the pandemic tends to decrease compared to before the pandemic. Market conditions that occurred before and after the pandemic were oversupply or there was an excess supply. Meanwhile, the projected demand and supply for residential properties in Pontianak City also shows an oversupply situation.
