Abstract

"Abstrak Kenyamanan dan keamanan bangunan gedung pembelajaran merupakan salah satu aspek penting dalam menunjang prestasi siswa. Untuk mempertahankan bangunan gedung tetap dalam kondisi optimal diperlukan manajemen properti yang tepat. Manajemen properti pada sebuah sekolah umumnya berfokus pada manajemen pemeliharaan, baik pemeliharaan jangka pendek hingga pemeliharaan jangka panjang. Pemeliharaan bangunan gedung berfungsi untuk menekan laju kemunduran kualitas sehingga dapat meminimalisir kerusakan dan dapat menciptakan efisiensi biaya. Oleh karena itu perlu diketahui bagaimana kondisi manajemen properti bangunan gedung di SMAN 2 Pare. Selain itu, diperlukan analisis untuk mengetahui tingkat pengaruh manajemen properti terhadap kepuasan siswa dalam kegiatan pembelajaran di lingkungan SMAN 2 Pare. Data yang digunakan adalah data primer dan sekunder yang diperoleh melalui kuesioner, wawancara, observasi dan studi pustaka. Data dianalisis menggunakan metode deskriptif kuantitatif. Data tersebut selanjutnya dianalisa menggunakan analisis regresi linear berganda untuk mengetahui bagaimana pengaruh faktor-faktor manajemen properti terhadap kepuasan siswa SMAN 2 Pare selaku pengguna utama bangunan gedung. Berdasarkan penelitian yang telah dilakukan diketahui bahwa manajemen properti berupa kegiatan pemeliharaan bangunan gedung di SMAN 2 Pare telah cukup baik, namun terdapat beberapa hal yang perlu ditingkatkan. Variabel secara simultan dan parsial memiliki pengaruh positif terhadap kepuasan siswa. Sedangkan untuk variabel yang memiliki pengaruh paling dominan terhadap kepuasan siswa di SMAN 2 Pare adalah variabel pemeliharaan furnitur dengan nilai koefisien sebesar 0,192. / The comfort and safety of the learning building is one of the important aspects in supporting student achievement. To maintain buildings in optimal condition, proper property management is required. Property management at a school generally focuses on maintenance, both short-term to long-term maintenance. Building maintenance serves to suppress the rate of deterioration of quality so as to minimize damage and create cost efficiency. Therefore, it is necessary to know how the condition of building property management at SMAN 2 Pare. In addition, an analysis is needed to determine the level of influence of property management on student satisfaction in learning activities at SMAN 2 Pare. The data used are primary and secondary data obtained through questionnaires, interviews, observations, and literature studies. Data were analyzed using quantitative descriptive methods. The data were analyzed using multiple linear regression analysis to find out how the influence of property management factors on student satisfaction at SMAN 2 Pare as the main user of the building. Based on the research that has been done, it is known that property management in the form of building maintenance activities at SMAN 2 Pare has been quite good, but there are several things that need to be improved. Variables simultaneously and partially have a positive influence on student satisfaction. Meanwhile, the variable that has the most dominant influence on student satisfaction at SMAN 2 Pare is the furniture maintenance variable with a coefficient value of 0.192.
