Abstract

Pemeliharaan bangunan merupakan aspek yang penting karena hal bersangkutan dengan keselamatan, kesehatan, keamanan, dan kenyamanan dari penggunanya. Pemeliharaan bangunan dilakukan agar umur bangunan tetap terjaga dan berfungsi dengan baik. Perkembangan pembangunan yang semakin pesat menjadikan pemeliharaan terhadap bangunan juga sangat diperlukan. Penelitian ini bertujuan untuk mengetahui bagaimana pelaksanaan manajemen pemeliharaan bangunan di SMK N 1 Marancar dan apa saja hambatan yang dihadapi dalam pelaksanaannya. Penelitian ini mengamati beberapa komponen dalam bangunan seperti tempat pembuangan sampah, lantai/karpet, jalan dan tangga masuk, dinding, kaca jendela, pintu, kusen, langit-langit, atap, tirai/gorden, meja dan kursi, cat bangunan, kran air, toilet/kloset, dan saluran pembuangan air. Data penelitian diperoleh melalui wawancara dan penyebaran kuesioner kepada guru dan murid dengan total sebanyak 102 responden. Berdasarkan hasil analisis, pemeliharaan bangunan di SMK N 1 Marancar mendapatkan nilai rata-rata sebesar 3,3810. Skor ini menyimpulkan bahwa penerapan manajemen pemeliharaan bangunan di SMK N 1 Marancar tergolong baik. Kemudian, terdapat juga dua faktor utama yang menjadi penghambat dalam pemeliharaan bangunan di SMK N 1 Marancar, yaitu kurangnya dana untuk pemeliharaan dan belum adanya standar/aturan terkait pemeliharaan bangunan yang dimiliki pihak sekolah. / Building maintenance is an important aspect because it involves the safety, health, security, and comfort of its users. Building maintenance is carried out so that the age of the building is maintained and functions properly. The rapid development of buildings makes maintenance of buildings also increasingly needed. This study aims to find out how the implementation of building maintenance management at SMK N 1 Marancar and what are the obstacles faced in its implementation. This study observes several components in buildings such as landfills, floors/carpets, entrances and stairs, walls, window panes, doors, frames, ceilings, roofs, curtains/curtains, tables and chairs, building paint, water faucets, toilets/closets, and sewers. The research data were obtained by interviewing and distributing questionnaires to teachers and students with a total of 102 respondents. Based on the results of the analysis, building maintenance at SMK N 1 Marancar got a mean value of 3.3810. This score concludes that the implementation of building maintenance management at SMK N 1 Marancar is quite good. Then, there are also two main factors that become obstacles in building maintenance at SMK N 1 Marancar, namely the lack of funds for maintenance and the absence of standards/rules related to building maintenance owned by the school.
