Abstract

Penelitian ini bertujuan untuk mengetahui penerapan teori manajemen properti terhadap pemeliharaan bangunan di SMA Negeri 1 Tuban dan memberikan opini penilaian terhadap bangunan SMA Negeri Tuban saat pandemi Covid-19. Penelitian ini menggunakan metode studi lapangan dan metode studi kepustakaan. Studi lapangan dilakukan dengan survei lapangan dan wawancara, sedangkan studi kepustakaan dilakukan dengan menggunakan data sekunder yang diperoleh dari buku, jurnal, dan beberapa situs di internet. Hasil penelitian menunjukkan bahwa pelaksanaan pemeliharaan bangunan di SMA Negeri 1 Tuban sudah diterapkan sesuai dengan tahapan proses manajemen menurut Griffin, yaitu perencanaan (planning), pengorganisasian (organizing), memimpin (leading), dan pengawasan (controlling). Berdasarkan teori manajemen properti, pelaksanaan pemeliharaan bangunan di SMA Negeri 1 Tuban menerapkan model A Hierarchical Division, yaitu pemeliharaan dikelola sepenuhnya oleh divisi internal sekolah dan juga menggunakan jasa pemeliharaan dari luar sekolah jika dibutuhkan. Dalam memberikan opini penilaian atas tanah dan bangunan di SMAN Negeri 1 Tuban, penilai menggunakan pendekatan biaya. Dalam menilai tanah, metode yang digunakan adalah metode perbandingan data pasar dengan alat bantu penilaian KKP versi 1.5. Dalam memberikan opini penilaian atas bangunan, penilai menggunakan metode New Replacement Cost (NRC) dengan alat bantu penilaian berupa DKPB 4.0. Opini nilai properti SMA Negeri 1 Tuban yang diperoleh adalah Rp75.688.449.000./ This study aims to determine the implementation of property management theory to building maintenance at SMA Negeri 1 Tuban and provide an opinion on the valuation of the SMA Negeri Tuban building during the Covid-19 pandemic. This research uses field study method and literature study method. The field study was conducted using field surveys and interviews, while the literature study was carried out using secondary data obtained from books, journals, and several sites on the internet. The results showed that the implementation of building maintenance at SMA Negeri 1 Tuban had been implemented in accordance with the stages of the management process according to Griffin, namely planning, organizing, leading, and controlling. Based on property management theory, the implementation of building maintenance at SMA Negeri 1 Tuban applies the A Hierarchical Division model, namely maintenance is fully managed by the school's internal division and also uses maintenance services from outside the school if needed. In providing an opinion on the valuation of land and buildings at SMAN 1 Tuban, the appraiser uses a cost approach. In appraising land, the method used is the market data comparison method with the KKP assessment tool version 1.5. In providing an opinion on the valuation of building, the appraiser uses the New Replacement Cost (NRC) method with an assessment tool in the form of DKPB 4.0. The opinion on the property value of SMA Negeri 1 Tuban is Rp.75,688,449,000.
