Abstract

"Perkebunan kelapa sawit sebagai salah satu sumber daya alam yang menghasilkan manfaat langsung berupa tandan buah segar yang memiliki nilai pasar dan dimanfaatkan oleh masyarakat Kelurahan Sungai Pagar sebagai sumber pendapatan. Mayoritas lahan di Kelurahan Sungai Pagar dikembangkan sebagai lahan perkebunan kelapa sawit yang diselenggarakan atau dikelola oleh rakyat yang dikelompokkan dalam usaha kecil tanaman Perkebunan Rakyat dan usaha rumah tangga Perkebunan Rakyat. Untuk memahami dan mengetahui nilai manfaat dari sumber daya hasil perkebunan kelapa sawit berupa tandan buah segar perlu dilakukan penilaian terhadap nilai guna langsung yang memiliki nilai pasar. Metode harga pasar (real market price) digunakan dalam penilaian ini dimaksudkan untuk menentukan nilai guna langsung (direct use) dan nilai tersebut nantinya dijadikan sebagai informasi untuk mengetahui estimasi nilai hasil ekonomi dari hasil lahan perkebunan kelapa sawit berupa tandan buah segar. Hasil penilaian pada tanggal penilaian yaitu Mei 2022 menunjukkan bahwa nilai pasar atas perkebunan kelapa sawit di Kelurahan Sungai Pagar adalah sebesar Rp18.628.261 per hektar. / Oil palm plantations as one of the natural resources that produce direct benefits in the form of fresh fruit bunches that have market value and are used by the people of Sungai Pagar Village as a source of income. The majority of the land in Sungai Pagar Village is developed as oil palm plantation land which is organized or managed by the people which are grouped into small-scale people's plantations and small-scale people's plantations. To understand and know the value of benefits from oil palm plantation resources in the form of fresh fruit bunches, it is necessary to assess the direct use value that has a market value. The market price method (real market price) used in this assessment is intended to determine the direct use value and this value will be used as information to determine the estimated value of the economic yield of oil palm plantations in the form of fresh fruit bunches. The results of the assessment on the assessment date, May 2022, show that the market value of oil palm plantations in Sungai Pagar Village is Rp. 18,628,261 per hectare.
