Abstract
Kota Madiun berlokasi di jalur perlintasan antar provinsi di Pulau Jawa, sehingga menjadi kota transit yang strategis. Karena itu, Pemerintah Kota Madiun terus melakukan pembenahan, khususnya dalam penataan ruang kota. Ini ditunjukkan oleh banyaknya proyek pembangunan infrastruktur. Salah satunya adalah pembangunan Pahlawan Street Center. Dalam ilmu penilaian, keberadaan fasilitas umum mempengaruhi nilai properti. Oleh sebab itu, penelitian dilakukan untuk menentukan pengaruh proyek tersebut terhadap nilai tanah di sekitarnya. Penelitian ini dilakukan dengan metode statistik uji beda. Dalam metode ini, Penulis mengumpulkan sampel berupa data transaksi jual beli properti berupa tanah kosong sebelum dan sesudah pembangunan Pahlawan Street Center. Setelah itu data transaksi tersebut disesuaikan atas jenis transaksi, waktu transaksi, hak atas tanah, dan bentuk jalan yang menjadi akses menuju sampel tersebut. Setelah melakukan penelitian, Penulis menemukan fakta bahwa pembangunan Pahlawan Street Center tidak berpengaruh terhadap nilai tanah kosong di Kota Madiun. Selain itu, tidak terdapat perbedaan nilai tanah yang cukup signifikan antara tanah kosong pada saat sebelum pembangunan Pahlawan Street Center dan sesudah pembangunannya. / Madiun City is located on an inter-provincial crossing on the island of Java, making it a strategic transit city. Therefore, the Madiun City Government continues to make improvements, especially in urban spatial planning. The number of infrastructure development projects shows this. One of them is the construction of the Pahlawan Street Center. In the science of valuation, the existence of public facilities affects the value of the property. Therefore, research was conducted to determine the effect of the project on the value of the surrounding land. This research was conducted by using different test statistic methods. In this method, the author collects samples in the form of property sale and purchase transaction data in the form of vacant land before and after the construction of the Pahlawan Street Center. After that, the author adjusted the transaction data to the type of transaction, transaction time, land rights, and the shape of the road that becomes accessible to the sample. After conducting research, the author found the fact that the construction of the Pahlawan Street Center did not affect the value of vacant land in Madiun City. In addition, there is no significant difference in land value between the vacant land before the construction of the Pahlawan Street Center and after its construction.
