Abstract

Penelitian ini bertujuan untuk mengetahui nilai sewa wajar satu unit kamar yang akan disewakan kepada penyewa, penilaian ini dilakukan dengan menggunakan kaidah kaidah dasar penilaian serta aturan yang terdapat dalam Kode Etik Penilai Indonesia (KEPI) dan Standar Penilaian Indonesia (SPI) serta Perda Kabupaten Serang No.10 Tahun 2011. Metode penelitian yang digunakan untuk memperoleh dan menganalisis data adalah metode studi kepustakaan dengan menggunakan beberapa literatur ilmiah dan metode studi lapangan berupa observasi dan wawancara secara langsung dengan pihak developer. Untuk mencari nilai sewa wajar per unit, digunakan pendekatan data pasar dan pendekatan biaya. Pendekatan data pasar digunakan untuk mengetahui apakah nilai yang dihasilkan sesuai dengan nilai sewa per unit apartemen yang ada di pasar sedangkan penggunaan pendekatan biaya dapat mencerminkan nilai bangunan secara objektif. Dalam perhitungan ini, Tingkat pengembalian atas ekuitas digunakan untuk menentukan berapa harga sewa per unit per tahun yang dapat diterapkan oleh pihak developer. Dapat disimpulkan bahwa nilai sewa wajar apartemen per unit per tahun yang akan diterapkan oleh pihak developer sebesar 20.374.000/unit/tahun. / This study aims to determine the fair rental value of one room unit to be rented out to tenants, this assessment is carried out using the basic rules of assessment and the rules contained in Indonesian Appraisal Code of Ethics (KEPI) and Indonesian Assessment Standards (SPI) as well as Serang Regency Bylaw No.10 of 2011. The research method used to obtain and analyze data is a literature study method using several scientific literature and field study methods in the form of observations and interviews directly with the developer. To find the fair rental value per unit, a market data approach and a cost approach are used. The market data approach is used to find out whether the resulting value is in accordance with the rental value per apartment unit in the market while the use of the cost approach can reflect the value of the building objectively. In this calculation, Return on Equity is used to determine what the rental price per unit per year can be applied by the developer. It can be concluded that the fair rental value of apartments per unit per year that will be applied by the developer is 20,374,000 / unit / year.
