Abstract
Penelitian ini dilakukan untuk mengetahui bagaimana pengaruh atribut lokasi, struktural, dan lingkungan terhadap nilai properti residensial di Kota Tangerang Selatan. Metode penelitian yang digunakan mengacu pada teori Hedonic Pricing Model (HPM), yang diformulasikan secara matematis dalam bentuk regresi linear berganda untuk mengetahui kontribusi relatif yang diberikan oleh atribut – atribut dimaksud. Data yang digunakan merupakan data penawaran properti residensial di Kota Tangerang Selatan yang listing pada berbagai situs jual beli properti dari Bulan Juli 2023 hingga Januari 2024. Hasil penelitian menunjukkan bahwa variabel jarak ke stasiun KRL, jarak ke taman publik, jarak ke SMA favorit, jarak ke CBD, luas bangunan, luas tanah, jumlah kamar mandi, dan jumlah kamar tidur merupakan variabel-variabel yang mempengaruhi nilai properti residensial. Variabel lain seperti jarak ke mal, jarak ke rumah sakit, jarak ke universitas, dan kepadatan penduduk tidak berpengaruh secara parsial terhadap nilai properti residensial. Selain itu, hasil uji standardized coefficient beta mengindikasikan bahwa variabel luas bangunan merupakan variabel yang paling dominan berpengaruh terhadap variabel nilai properti residensial di Kota Tangerang Selatan. Adanya perbedaan dengan hasil penelitian yang lain menunjukkan bahwa nilai properti bersifat lokal. Pengaruh atribut properti pada suatu wilayah bisa saja memberikan dampak dan hubungan yang berbeda pada wilayah lain. The aim of this study is to find out the effect of location, structural, and environment attributes on the value of residential property in South Tangerang City. The method of this study refers to the Hedonic Pricing Model (HPM) theory, which is formulated mathematically in the form of multiple linear regression to determine the relative contribution given by the existing attributes. Residential property data in South Tangerang City from July 2023 to January 2024 were collected from various real estate listings websites. The results of this study shows that distance to KRL station, distance to public park, distance to favorite high school, distance to CBD, building area, land area, number of bathrooms, and number of bedrooms are variables that significantly affect the value of residential property. Other variables such as distance to mall, distance to hospital, distance to university, and population density have no effect on residential property values. Moreover, the standardized coefficient beta test indicates that building area is the variable that has the most dominant influence on the value of residential property in South Tangerang City. The results from this study differs from the others, indicates that property values are local. The influence of property attributes in one area may have different impacts and relationships in other areas.
