Abstract

ABSTRAK Penelitian ini bertujuan untuk menganalisis pengaruh atribut lokasi, struktural, dan lingkungan terhadap nilai properti residensial di Kawasan Wisata Nasional Kota Batu. Metode penelitian yang digunakan adalah hedonic pricing model dengan regresi linier berganda berbasis logaritma natural. Data diperoleh dari 486 observasi hasil web scraping situs Lamudi.com pada tahun 2024. Hasil analisis menunjukkan bahwa variabel jarak ke tempat wisata, dan taman publik memiliki pengaruh negatif signifikan terhadap nilai properti, sedangkan untuk jarak ke mall sebaliknya, serta jarak ke rumah sakit, terminal bus, dan pusat kota tidak berpengaruh signifikan. Pada atribut struktural, luas bangunan, luas tanah, dan jumlah kamar mandi berpengaruh positif signifikan, sedangkan jumlah kamar tidur tidak signifikan. Sementara itu, atribut lingkungan berupa kepadatan penduduk justru memiliki pengaruh positif signifikan terhadap nilai properti. Secara simultan, seluruh variabel independen dalam model memberikan kontribusi signifikan dengan nilai Adjusted R-squared sebesar 79,47%. Hasil ini menunjukkan bahwa model regresi yang dibangun memiliki daya jelaskan yang kuat terhadap nilai properti residensial dan dapat menjadi rujukan dalam pengambilan keputusan investasi dan perencanaan tata ruang di kawasan wisata. Kata Kunci: hedonic pricing, atribut lokasi, atribut fisik, atribut lingkungan, Kota Batu. xii ABSTRACT This study aims to analyze the influence of locational, structural, and environmental attributes on residential property values in the National Tourism Area of Batu City. The research employs a hedonic pricing model using multiple linear regression with natural logarithmic transformation. Data were obtained from 486 observations through web scraping of the Lamudi.com website in 2024. The analysis results show that proximity to tourist attractions, and public parks has a significant negative effect on property values, while shopping centers is opposite, and also distance to hospitals, bus terminals, and the city center is not statistically significant. In terms of structural attributes, building area, land area, and the number of bathrooms have a significant positive impact, whereas the number of bedrooms is not significant. Environmental attributes, represented by population density, show a significant positive influence on property values. Simultaneously, all independent variables significantly contribute to the model, with an adjusted R-squared value of 79.47%. These findings indicate that the developed regression model has strong explanatory power and can serve as a reference for investment decisions and spatial planning in tourism areas.
