Abstract
Rumah tusuk sate adalah rumah yang posisinya terletak di ujung jalan dan berada persis di tengah pertigaan. Rumah tusuk sate biasanya tidak begitu diminati oleh masyarakat karena dianggap memiliki pengaruh buruk atau dapat membawa kesialan. Sebuah penelitian modern telah mengungkapkan bahwa rumah tusuk sate merupakan lokasi yang kurang bagus untuk ditinggali. Hal ini dikarenakan risiko kecelakaan yang lebih besar yang ada di rumah tusuk sate dan debu yang merupakan media penyakit dapat mengarah langsung menuju rumah tusuk sate. Berdasarkan hal tersebut, rumah tusuk sate dianggap memiliki nilai yang lebih rendah daripada rumah yang letaknya tidak tusuk sate. Dalam penelitian ini, peneliti melakukan penelitian terhadap 6 rumah tusuk sate dan 27 rumah yang bukan tusuk sate yang terletak di Perumahan Permata Indah 2 Kowangan, penelitian ini bertujuan untuk mengetahui dan menganalisis mengenai pengaruh rumah tusuk sate terhadap nilai suatu properti yang ada di Perumahan Permata Indah 2 Kowangan. Penelitian ini menggunakan metode analisis regresi linier berganda dengan variabel terikatnya berupa nilai properti dan variabel bebasnya berupa luas tanah, luas bangunan, jarak menuju pintu utama dan lokasi rumah tusuk sate. Berdasarkan hasil penelitian yang sudah dilakukan, dapat ditarik kesimpulan bahwa secara simultan keseluruhan variabel independen berpengaruh terhadap variabel dependen. Sementara itu, secara parsial variabel independen berupa luas tanah, luas bangunan dan lokasi tusuk sate berpengaruh signifikan terhadap nilai properti, sedangkan jarak menuju gerbang utama tidak berpengaruh signifikan terhadap nilai properti. / The skewer house is a house whose position is located at the end of the road and is precisely in the middle of a T-junction. The skewer house is usually not very popular with the public because it is considered to have a bad impact or can bring bad luck. A modern study has revealed that the skewer house is a less than good location to live in. This is because there is a greater risk of accidents in the skewer house and dust which is a medium of disease can lead directly to the skewer house. Based on this, a skewer house is considered to have a lower value than a house that is not on a skewer. In this study, researchers conducted research on 6 skewered houses and 27 non-skewer houses located at Permata Indah 2 Housing Kowangan, this study aims to determine and analyze the effect of skewered houses on the value of a property in Permata Indah 2 Housing Kowangan. This study uses multiple linear regression analysis with the dependent variable in the form of property values and the independent variables in the form of land area, building area, distance to the main gate and the location of the skewer house. Based on the results of research that has been done, it can be concluded that simultaneously all independent variables affect the dependent variable. Meanwhile, partially independent variables such as land area, building area and location of skewers xi have a significant effect on property value, while the distance to the main gate has no significant effect on property value.
