Abstract

Penelitian ini dilakukan untuk mengetahui apakah analisis fundamental dalam hal kinerja keuangan dan harga wajar saham perusahaan dalam sektor properti dan real estate berpengaruh dalam indeks LQ45. Perusahaan sektor properti dan real estate yang dijadikan objek penelitian adalah PT Bumi Serpong Damai Tbk., PT Ciputra Development Tbk., PT Pakuwon Jati Tbk., dan PT Summarecon Agung Tbk. dalam periode 2018-2020. Pembahasan mengenai hubungan indeks LQ45 dengan kinerja keuangan dari sisi fundamental menggunakan pendekatan rasio keuangan dari aspek likuiditas, solvabilitas, manajemen aset, dan profitabilitas, sedangkan pembahasan hubungan harga wajar saham dengan indeks LQ45 menggunakan metode Discounted Dividend Model. Hasil penelitian dari hubungan rasio keuangan dengan indeks LQ45 didapatkan perusahaan dengan rasio likuiditas, solvabilitas, dan profitabilitas yang baik akan masuk dalam indeks LQ45, sedangkan untuk hasil penelitian hubungan harga wajar saham dengan indeks LQ45 tidak ditemukan adanya hubungan. / The purpose of this research is to determine is fundamental analysis like financial performance and stock valuation in property and real estate sector have impact on LQ45 index. Companies that operate in property and real estate sector that used as a research object is PT Bumi Serpong Damai Tbk., PT Ciputra Development Tbk., PT Pakuwon Jati Tbk., and PT Summarecon Agung Tbk for the 2018-2020 period. Discussion on the relation between LQ45 index and financial performance using financial ratio approach form the aspects of liquidity, solvency, asset management, and profitability, while the discussion about relation between stock valuation and LQ45 index using Discounted Dividend Model. The outcome of the research of relation between financial ratio and LQ45 index is companies that have good ratio of liquidity, solvency, and profitability will able to get in LQ45 index, while the outcome of the research of relation between stock valuation and LQ45 index is there is no relation between stock valuation with LQ45 index.
