Abstract

Properti merupakan suatu bangunan yang didirikan dengan maksud dan tujuan tertentu yang ingin dicapai. Dalam rangka mencapai tujuan tersebut, diperlukan suatu proses terangkai yang harus dilaksanakan dengan baik, proses tersebut adalah manajemen. Manajemen merupakan serangkaian kegiatan yang dilaksanakan oleh pengelola untuk mempertahankan nilai, bahkan terus meningkat dari suatu usaha. D’Waru Homestay Syariah Surakarta merupakan salah satu properti komersial yang menyediakan jasa penginapan di kawasan budaya Laweyan, Surakarta. Berperan sebagai fasilitas penunjang kawasan wisata, pengelola berkomitmen untuk terus berinovasi, yakni melalui kegiatan manajemen properti. Menurut James A. Stoner, kegiatan manajemen properti dapat dibagi menjadi lima proses, yaitu perencanaan (planning), pengorganisasian (organizing), pengoordinasian (coordinating), pengarahan (leading), dan pengawasan (controlling). Penulisan ini bertujuan untuk mengetahui pelaksanaan dan pengaruh teori manajemen properti, yakni menurut James A. Stoner dan untuk mengetahui opini penilaian terhadap properti D’Waru Homestay Syariah Surakarta pada saat pandemi Covid 19. Metode yang digunakan yaitu studi literatur dan studi lapangan (wawancara dan observasi). Berdasarkan data dan pengamatan yang diperoleh, diperoleh hasil bahwa kegiatan manajemen properti di D’Waru Homestay Syariah Surakarta masih dalam lingkup yang sederhana, hal ini karena struktur manajemen serta skala bisnis yang juga masih menengah. Selain itu, penilaian yang dilakukan dengan pendekatan pendapatan dan metode Discounted Cash Flow (DCF) menghasilkan nilai properti pada tanggal 31 Desember 2021 (saat terjadi pandemi Covid 19) sebesar Rp940.291.000,00. / Property is a building that was established with certain aims and objectives to be achieved. In order to achieve it, we need a chain process that must be implemented properly, the process is management. Management is a series of activities carried out by managers to maintain value, even continue to increase from a business. D'Waru Homestay Syariah Surakarta is a commercial property that provides lodging services in the Laweyan cultural area, Surakarta. Acting as a supporting facility for tourist areas, the manager is committed to continuing to innovate, namely through property management activities. According to James A. Stoner, property management activities can be divided into five processes, namely planning, organizing, coordinating, leading and controlling. This writing aims to determine the implementation and influence of property management theory, namely according to James A. Stoner and to find out the opinion of the valuation of the D'Waru Homestay Syariah Surakarta property during the Covid 19 pandemic. The methods used are literature studies and field studies (interviews and observations). Based on the data and observations obtained, the results show that property management activities at D'Waru Homestay Syariah Surakarta are still in a simple scope, this is because the management structure and business scale are also still medium. In addition, the valuation carried out using the income approach and the Discounted Cash Flow (DCF) method resulted in a property value as of December 31, 2021 (during the Covid 19 pandemic) of IDR 940,291,000.00.
