Abstract

"Abstrak Kepemilikan rumah merupakan salah satu kebutuhan dasar setiap rumah tangga. Namun, kemampuan finansial setiap rumah tangga yang berbeda maupun ketersediaan lahan yang terbatas memunculkan isu backlog perumahan. Backlog dalam perumahan adalah selisih antara kuantitas rumah dengan kebutuhan rumah yang dihitung dari banyaknya rumah tangga. Status backlog kepemilikan rumah di Kabupaten Kebumen terus mengalami peningkatan. Pada tahun 2019 angka backlog sebesar 63.272 bertambah sebesar 821 menjadi 64.093 di tahun 2020. Penelitian ini bertujuan untuk mengetahui kondisi permintaan dan penawaran properti residensial di Kabupaten Kebumen pada tahun 2021 dan proyeksinya hingga tahun 2026, mengetahui hubungan permintaan dan penawaran properti residensial di Kabupaten Kebumen pada tahun 2021 dan proyeksinya hingga tahun 2026, serta mengetahui harga properti residensial yang dapat ditawarkan di Kabupaten Kebumen pada tahun 2021. Hasil penelitian menunjukkan kondisi permintaan dan penawaran properti residensial di Kabupaten Kebumen pada tahun 2021 dan proyeksinya hingga tahun 2026 fluktuatif dengan tren meningkat, interaksi penawaran dan permintaan properti residensial di Kabupaten Kebumen pada tahun 2021 dan proyeksinya hingga tahun 2026 menunjukkan undersupply, dan harga properti residensial yang dapat ditawarkan di Kabupaten Kebumen pada tahun 2021 berkisar Rp27.615.697,00 sampai dengan Rp290.873.976,00. / Home ownership is one of the basic needs of every household. However, the different financial capabilities of each household and the limited availability of land raise an issue of the housing backlog. The backlog in housing is the difference between the quantity of houses and the need for housing, which is calculated from the number of households. The status of the backlog of home ownership in Kebumen Regency continues to increase. In 2019 the backlog number of 63,272 increased by 821 to 64,093 in 2020. This study aims to determine the demand and supply conditions for residential properties in Kebumen Regency in 2021 and forecast until 2026, determine the relationship between demand and supply of residential properties in Kebumen Regency in 2021 and forecast until 2026, and determine the prices of residential properties that can be offered in Kebumen Regency in 2021. The results show the demand and supply conditions for residential properties in Kebumen Regency in 2021 and forecast until 2026 fluctuates with an increasing trend, the interaction of supply and demand for residential properties in Kebumen Regency in 2021 and forecast until 2026 shows undersupply, and the price of residential properties that can be offered in Kebumen Regency in 2021 ranges from Rp. 27,615,697.00 to Rp. 290,873,976.00.
